Sanitas, a global healthcare organization, seeks a Fixed Asset, Lease Accountant in the Miami Dade area for on-site work. This cross-company role handles fixed asset accounting, lease accounting (ASC 842), vendor creation and maintenance, and related accounting activities across all entities.

Job Summary

The Fixed Asset, Lease accountant is a cross-company Accounting role responsible for managing fixed asset accounting, lease accounting, vendor creation and maintenance, and other accounting and administrative activities across all legal entities within the Group. This position will work transversally across the organization and will be responsible for ensuring that processes are performed consistently, accurately, and in accordance with US GAAP, Group accounting policies, internal controls, and established procedures.

1. Fixed Asset Accounting
  • Manage the fixed asset accounting process across all companies within the Group.
  • Maintain accurate and complete fixed asset records by legal entity, asset category, location, and other relevant dimensions.
  • Review and process fixed asset additions, transfers, disposals, retirements, and other asset-related transactions.
  • Ensure fixed assets are appropriately classified and recorded in accordance with US GAAP and Group accounting policies.
  • Calculate and record monthly depreciation and amortization.
  • Review depreciation calculations and investigate unusual movements or discrepancies.
  • Monitor Construction in Progress (CIP) balances and coordinate with the appropriate teams to ensure completed projects are capitalized timely.
  • Review assets under construction and follow up on outstanding balances.
  • Process and document asset transfers between companies, departments, locations, or cost centers as applicable.
  • Process asset disposals and ensure the related accumulated depreciation and gain or loss are appropriately recorded.
  • Support the accounting assessment of asset impairments and write-offs.
  • Maintain supporting schedules for fixed asset balances.
  • Perform monthly reconciliation between the fixed asset subledger and the General Ledger.
  • Investigate and resolve differences between the subledger and General Ledger.
  • Support periodic physical verification of fixed assets when required.
  • Maintain complete and audit-ready documentation for fixed asset activity.
  • Support budgeting and forecasting activities related to capital expenditures when requested.
  • Provide fixed asset information and analysis for management reporting.
  • Follow up on outstanding reconciling items and ensure timely resolution.
  • Provide explanations for significant fluctuations in fixed asset and lease accounts.
  • Ensure all assigned close tasks are completed within the established close calendar.
2. Lease Accounting – ASC 842
  • Manage the lease accounting process across all companies within the Group.
  • Maintain an accurate and complete lease portfolio.
  • Review new lease agreements and amendments to identify leases and determine the appropriate accounting treatment.
  • Review lease terms, commencement dates, payment schedules, renewal options, termination options, rent increases, and other relevant contractual terms.
  • Ensure lease information is complete and accurately maintained in the lease accounting system or appropriate accounting schedules.
  • Calculate and maintain Right-of-Use assets and lease liabilities.
  • Prepare and record monthly lease accounting journal entries.
  • Calculate lease expense, amortization, interest, and other required accounting components.
  • Perform monthly reconciliation of lease balances to the General Ledger.
  • Investigate and resolve differences between lease schedules and the General Ledger.
  • Monitor changes to existing leases, including modifications, renewals, extensions, terminations, and changes in payment terms.
  • Evaluate the accounting impact of lease modifications and other changes in accordance with ASC 842.
  • Coordinate with Legal, Facilities, AP, and other departments to obtain complete and timely lease information.
  • Maintain appropriate documentation supporting lease accounting conclusions and calculations.
  • Prepare lease schedules and supporting documentation for monthly close and external audits.
  • Support the Assistant Controllers with lease-related accounting analysis and reporting including IFRS calculations.
  • Ensure consistent application of ASC 842 across all companies.
3. Vendor Creation and Vendor Master Data
  • Create new vendors in Oracle Fusion or the applicable ERP system.
  • Manage the vendor creation process across all companies within the Group.
  • Review vendor creation requests for completeness and accuracy.
  • Ensure all required vendor information and supporting documentation are provided before a vendor is created.
  • Validate vendor information in accordance with established Group procedures and internal controls.
  • Ensure appropriate approvals are obtained before creating or modifying vendors.
  • Ensure vendor changes follow established approval and documentation requirements.
  • Support periodic reviews of the vendor master file.
  • Support the cleanup and standardization of vendor master data across companies.
  • Maintain appropriate documentation and audit trail for vendor creation and changes.
  • Identify opportunities to improve and standardize vendor creation processes across the Group.
4. Audit Support
  • Prepare schedules and supporting documentation requested by external auditors.
  • Respond to audit requests related to fixed assets, leases, and vendor master data.
  • Provide supporting documentation for additions, disposals, leases, and other accounting transactions.
  • Explain accounting processes and reconciliations to auditors.
  • Research accounting questions and provide supporting documentation to the Assistant Controller or Controller.
  • Ensure audit requests are completed accurately and within established deadlines.
  • Assist with the implementation of audit recommendations and remediation actions.
5. Administrative and Accounting Support
  • Support the Accounting team with administrative activities related to Finance and Accounting operations.
  • Assist with data gathering and validation.
  • Prepare information for management meetings and reporting.
  • Maintain documentation and filing structures.
  • Support the preparation of presentations, reports, and analysis when required.
  • Assist other Accounting team during periods of high workload.
  • Provide backup support for selected Accounting activities when needed.
  • Support Finance projects and special initiatives.
  • Participate in process documentation and SOP development.
  • Perform other Accounting or Finance-related administrative activities as assigned.
6. Special Projects
  • ERP implementations and enhancements.
  • New company integrations.
  • Acquisitions and integration activities.
  • Process standardization initiatives.
  • Internal control improvements.
  • Automation projects.
  • Data quality and master data projects.
  • Other special projects assigned by the Controller or Assistant Controllers.
Qualifications

Required Education

Bachelor’s degree in accounting.

Required Experience

3+ years of fixed asset accounting experience.

Required Knowledge, Skills, and Abilities
  • Possess strong knowledge of Generally Accepted Accounting Principles (GAAP).
  • Strong knowledge and experience of fixed assets and General Ledger.
  • Experience with lease accounting and ASC 842 required.
  • Strong ability to apply several accounting and reporting systems.
  • Possess strong skills and experience with Word, Outlook, Excel and G-Suite. Familiarity with Oracle.
  • Strong communication and analytical skills.
  • Strong ability to work in a team setting.
  • Excellent interpersonal and time management skills to meet time-sensitive deadlines.
  • Strong ability to give attention to detail and to perform multiple tasks at the same time.
Preferred Qualifications
  • Master's in accounting.
  • Experience with vendor master data or vendor creation processes preferred.
  • Strong ability with Oracle Fusion experience strongly preferred.
  • Experience working with multiple legal entities strongly preferred.
