Job summary

Blue Heron is seeking an experienced real estate financial analyst to support all divisions across the organization. The role focuses on cash flow modeling, data collection and integration, project valuation, benchmarking, and reporting.

You will prepare forecasts, analyses, and pro forma models, working with leadership to manage budgets and capital plans. This position requires strong Excel skills and a solid background in real estate finance.

Qualifications

• Bachelor’s degree in accounting/finance/economics.
• 3+ years of experience in business finance, real estate finance, or a related field.
• Strong analytical and data gathering skills.
• Excellent interpersonal communication and problem-solving skills.
• High proficiency in financial modeling techniques and Excel formulas.

Responsibilities

• Prepare draft financial and operational forecasts and analyses, and perform quality assurance of reports.
• Provide ad hoc analyses for operational and financial departments, including long-term planning.
• Collaborate with leadership to manage budgets and capital budgets.
• Develop reports for forecasting, trends, variance analysis, and monthly financial results.
• Create P&L views for projects and developments.
• Monitor budget adherence with cost and revenue centers and explain variances.
• Prepare monthly project-level financials with variance explanations and KPI assessments.
• Develop and maintain pro forma and underwriting models for investments and acquisitions.
• Identify process improvements and key performance indicators.
• Assist with ad-hoc analytical projects.

Overview:

Blue Heron is seeking an experienced real estate financial analyst to support all divisions within the organization. The Financial Analyst will provide financial support that includes cash flow modeling, data collection and integration, project valuation, benchmarking, and reporting.

Responsibilities:

• Prepare draft financial and operational forecasts and financial analyses and perform quality assurance and quality control reviews of all reports.
• Provide ad hoc analysis for both operational and financial departments, including but not limited to long-term strategic planning and resource allocation.
• Work closely with department leadership to manage the budget and work closely with organizational units to ensure their capital budgets are developed in an accurate manner.
• Develop and manage reports for forecasting, sales trends, variance analysis, and monthly financial results analysis.
• Create P&L views for individual projects and developments.
• Collaborate with cost and revenue center managers to monitor budget adherence and ensure good financial decision-making.
• Identify, document, and explain budget variances across multiple operational units.
• Prepare monthly project level financials with variance explanations, department-level forecasting and budgeting, and assessment of key business metrics.
• Develop and maintain pro forma and underwriting models to evaluate the viability, cash flow projections, and risk profiles of potential investments, and acquisitions.
• Focus on key performance indicators and/or ongoing process improvement opportunities.
• Assist with ad-hoc analytical projects.
• Other tasks as assigned.

Requirements

Essential Qualifications:

• 3+ years of experience in business finance, real estate finance, or a related field.
• Bachelor’s degree in accounting/finance/economics.
• Strong analytical and data gathering skills.
• Good business acumen.
• Strong fluency with Excel formulas and functions.
• High proficiency in financial modeling techniques.
• Excellent interpersonal communication and problem-solving skills.
