Job summary

Apple Inc. invites a Financial Analyst to join Real Estate & Development (Places) Finance in San Jose. You’ll own the capital story behind our retail footprint—new stores, relocations, expansions—translating design intent into budgets and schedules across a global portfolio.

You’ll forecast capital budgets, partner with development and procurement, build scalable forecasting tools, and deliver actionable insights to leadership as Apple continues to grow its world-class retail network.

Qualifications

• 5+ years of Finance or Accounting experience, preferably in construction or capital project finance.
• BS/BA in Accounting, Finance, or related field; MBA/CPA a plus.
• Advanced Excel and complex modeling capabilities.
• Ability to perform data-driven analyses and present clear recommendations.

Responsibilities

• Own financials for capital projects across Apple’s retail real estate portfolio, including budgets, cost estimates, forecasts, and market strategy.
• Lead monthly forecasts and annual capital budgeting for the retail portfolio and explain the numbers to Finance leadership.
• Partner with development and procurement to evaluate scope, cost, and timing, ensuring on-time, on-budget delivery.
• Build scenario analyses to quantify trade-offs of scope changes or market shifts.
• Design forecasting and reporting tools to replace manual processes with scalable solutions.
• Lead process improvements balancing priorities across partner teams to maximize value for Apple.
• Support ad-hoc analyses where speed and judgment matter.
