Job summary

OPEN HOUSE ATLANTA REALTY & INVESTMENTS LLC is seeking a Field Superintendent to lead renovation projects for single-family homes in the Atlanta area. You will estimate repair costs, schedule and coordinate work, and supervise contractors to ensure properties meet company standards before leasing.

The role requires 3+ years of renovation management experience, strong communication skills, and proficiency with Excel and Microsoft Office.

Qualifications

• High School Diploma or equivalent required.
• 3+ years of experience as a Single-Family Field Supervisor or in a comparable field management role.
• 3+ years hands-on experience in real estate renovation management, including site supervision, contractor coordination, budget oversight, and quality assurance.
• Extensive knowledge of single-family residential renovations and industry best practices.
• Outstanding verbal and written communication skills.
• Proficient in Microsoft Office Suite, especially Excel.

• Create and utilize a comprehensive walkthrough spreadsheet to estimate repair costs for properties.
• Review, schedule, coordinate and submit repairs or estimates for approval; ensure timely completion.
• Oversee renovations and repairs to meet company standards.
• Conduct final walkthroughs to verify completion and adherence to specs.
• Triage recently vacated properties and prepare them for renovation or leasing.
• Supervise contractors and vendors to complete scope items on time and within budget.
• Finalize and close purchase orders with documentation and approvals.
• Create and confirm punch lists for each property before sign-off.
• Travel to other markets as needed to support operations.
• Lead renovation teams to ensure on-time project delivery.

Overview:The Field Superintendent will be responsible for accurately estimating repair costs, coordinating/scheduling necessary repairs, and ensuring that all properties meet company standards for leasing. This role will supervise contractors and vendors, perform final walkthroughs of completed projects, and manage punch lists to ensure all work is completed on time and within budget. Success in this role requires strong organizational skills, the ability to manage multiple projects concurrently, and a keen eye for detail to ensure that every renovation meets or exceeds expectations before the property is brought to market.Summary of Responsibilities:Create and utilize a comprehensive walkthrough spreadsheet to accurately estimate repair costs for properties acquired by the company.Review, schedule, coordinate and submit necessary repairs or repair estimates for approval, ensuring all work is performed in a timely and efficient manner.Oversee the process of getting properties ready for leasing, ensuring all renovations and repairs meet company standards.Conduct final walkthroughs of completed renovation projects to ensure all work has been completed to company specifications before properties are listed.Triage and scope properties recently vacated by tenants, preparing them for the next phase of renovation or leasing.Oversee general contractors and vendors to ensure the timely and accurate completion of all approved scope items, repairs, and renovations, in alignment with company standards and assessment guidelines.Finalize and close out purchase orders, ensuring all documentation, approvals, and financial reconciliations are accurately completed.Create and confirm completion of punch lists for all properties, ensuring that all remaining work is finalized before project sign-off.Assume ultimate responsibility for the successful and timely completion of all job assignments, ensuring all renovations and repairs are finished on schedule and to company expectations.Perform final walkthroughs upon tenant move-out to develop detailed turn scopes and identify chargeback items for property management review and processing.Must be able and willing to travel to other markets as needed to support business operations.Perform any additional tasks or responsibilities as delegated by management.Required Qualifications, Skills & Experience:High School Diploma or equivalent required. Additional certifications or construction-related education is a plus.Valid Georgia/Texas Driver’s License required, with a clean driving record.Minimum of 3+ years of experience as a Single-Family Field Supervisor or in a comparable field management role, with proven success in leading renovation teams and consistently meeting project deadlines.Minimum 3+ years of hands-on experience in real estate renovation management, including site supervision, contractor coordination, budget oversight, and quality assurance.Extensive knowledge of single-family residential renovations, with a strong grasp of industry-specific challenges, operational workflows, and best practices for efficient property rehabilitation.Outstanding verbal and written communication skills, with the ability to clearly articulate expectations, provide updates, and collaborate effectively with contractors, vendors, and internal stakeholders.Proficient in Microsoft Office Suite, especially Excel, for managing project timelines, tracking budgets, and maintaining detailed documentation and reporting.Physical Requirements:Ability to stand, walk, bend, stoop, and lift up to 50-75 pounds at times.All candidates must be legally authorized to work in the United States.
