The Joseph Group is seeking a field inspector to own inspections for our Washington homes, including move-ins, move-outs, and periodic walkthroughs. You will plan routes, document homes thoroughly, and file reports that anyone can understand and act on.
Based in Edmonds with an office in Bellingham, we cover Whatcom, Skagit and Island counties. You will work closely with the VP of Property Management and the CEO on professional development and growth.
We are building the best property management company in Washington, and we define best two ways at once. Owners who build real wealth from their rentals. Residents who are treated like they live in a home, not a unit, because it's not just a rental, it's a home.
Most companies pick one. We are building the one that does both.
The Joseph Group is based in Edmonds, with an office in Bellingham, and has our own construction and maintenance company, Cedar One, and our own brokerage, The Joseph Group Real Estate, under the same roof. We have been at it since 2017 and we are growing fast, on purpose.
You are part of our field team, and you own our inspections: move-ins, move-outs, and periodic walkthroughs of the homes we manage. Your work feeds everyone around you. The property managers decide on deposits, repairs and owner conversations from your inspections. Cedar One builds its scope from your photos. The leasing team hands a family the keys because you said the home was ready.
You answer to Andy Joseph, VP of Property Management, for the day to day. You work directly with Ian Joseph, our CEO, on your professional development.
A good week feels like this: your route is planned, every inspection goes in on time and complete, and nobody has to call you back to ask what a photo shows.
Our team takes real pride in its work, and we hold each other to a high standard because we respect each other. How you do one thing is how you do everything, so we care about the details, the process, and the people on the other end of both. We say the hard things kindly, we own outcomes instead of tasks, and we build our own technology so the hours it saves go back to people.
Most field inspection jobs are a clipboard, a checklist nobody reads, and a report that disappears into a drawer. You check the boxes, you move on, and nobody can tell a careful inspector from a careless one.
That is not this job. Here your inspection report is the record. It decides whether a deposit comes back, what Cedar One fixes, and whether a family walks into a home that is truly ready. Every photo and every sentence has to hold up, because owners, residents and sometimes a court will read it.
This is a field job, and we want to be straight about it. Most of your day is in your car and inside homes, running inspections on a planned route, the same careful way every time. If you need every day to look different, we are the wrong company and you should stop reading now. If you would rather be on the road and inside homes, and you take pride in doing the same thing exactly right every single time, keep going. This part is for you.
You own the inspections for our homes in Whatcom, Skagit and Island counties. You plan your route, get into the home, document it completely, and file a report anyone can understand without calling you.
Six things you will love doing:
You will know exactly what winning looks like. In your first 90 days we build your scorecard with you, in the open: inspections done on time, inspections done right, and a task list that is always current. No mystery metrics and no surprises at review time.
We also expect you to fail sometimes. A high bar means you will miss it, and what we care about is what you do next: own it, learn from it, and raise the standard. We push for growth in the work and in the person doing it.
The people who win here share a few things:
Benefits: Health, dental and vision insurance. Retirement plan with matching. Paid time off. Parental leave. Professional development assistance. Employee assistance program. Employee discount. Referral program.
