Your resume and cover letter, tailored to exactly what they’re hiring for.
The Joseph Group in Washington is seeking a hands-on Property Manager to lead the Whatcom County portfolio (Bellingham, Lynden and nearby towns). You will own the portfolio metrics—renewals, retention, NOI—and oversee field, leasing, maintenance, and Cedar One coordination, with accounting and reporting handled for you.
You will report to the VP of Property Management and work with our CEO on your professional development.
We are building the best property management company in Washington, and we define best two ways at once. Owners who build real wealth from their rentals. Residents who are treated like they live in a home, not a unit, because it's not just a rental, it's a home.
Most companies pick one. We are building the one that does both.
The Joseph Group is based in Edmonds, with our own construction and maintenance company, Cedar One, and our own brokerage, The Joseph Group Real Estate, under the same roof. We have been at it since 2017 and we are growing fast, on purpose.
You lead a team built around your book: field, leasing, maintenance, and Cedar One, our own construction and maintenance company. Accounting and reporting are handled for you. You direct the work. You do not do all of it yourself.
You answer to Andy Joseph, VP of Property Management, for the day to day. You work directly with Ian Joseph, our CEO, on your professional development. And you sit on a bench of property managers who trade playbooks and the answers they learned the hard way.
The good weeks feel like this: the systems are running, your team is moving, you are in real conversations with residents, and owners are calling you for advice, not for status.
Our team takes real pride in its work, and we hold each other to a high standard because we respect each other. How you do one thing is how you do everything, so we care about the details, the process, and the people on the other end of both. We say the hard things kindly, we own outcomes instead of tasks, and we build our own technology so the hours it saves go back to people.
Most property management jobs hand you a portfolio and a phone and wish you luck. You become the leasing agent, the dispatcher, the collections desk, and the contractor, all at once, all day. Every hour goes to the machinery and none of it goes to the people.
That is not this job. Here the machinery is already built and you lead the team that runs it. The hours come back to you, and we expect you to spend them on people: the resident who needs a straight answer, the owner who needs advice before the problem, the renewal that should never have been in doubt.
If you want a job where the bar is low and nobody notices either way, we are the wrong company and you should stop reading now. If you have spent your career being the most accountable person in the room and you are tired of carrying a team that did not want to be carried, keep going. This part is for you.
You own our Whatcom County portfolio: Bellingham, Lynden and the surrounding towns. An established book with owners who have been with us for years, not a startup territory.
Six things you will love doing:
You will know exactly what winning looks like. Every property manager here has a scorecard, built in the open, that shows how your book is doing on retention, renewals and how often you actually reach people. No mystery metrics and no surprises at review time.
We also expect you to fail sometimes. A high bar means you will miss it, and what we care about is what you do next: own it, learn from it, and raise the standard. We push for growth in the book and in the person running it.
The people who win here share a few things:
Benefits: Health, dental and vision insurance. Retirement plan with matching. Paid time off. Parental leave. Professional development assistance. Employee assistance program. Employee discount. Referral program. Relocation assistance.
People with a criminal record are encouraged to apply.
