Position Summary:

The Field Maintenance Technician is responsible for performing routine and emergency maintenance services across a portfolio of multifamily properties. This role focuses on troubleshooting, diagnosing, and repairing building systems, ensuring resident satisfaction and property upkeep. The ideal candidate has strong technical skills in HVAC, plumbing, electrical, carpentry, and general building maintenance, with a commitment to quality workmanship and safety.

Key Responsibilities:

General Maintenance & Repairs

  • Perform routine and emergency maintenance on HVAC, electrical, plumbing, carpentry, and other building systems.
  • Diagnose maintenance issues and execute repairs to ensure high-quality property conditions.
  • Respond promptly to work orders and resident service requests, ensuring timely and efficient resolution.
  • Conduct preventive maintenance to minimize unexpected repairs and extend the life of property systems.
  • Maintain cleanliness and organization of maintenance areas, tools, and company vehicles.

Unit Turnovers & Property Inspections

  • Assist with unit turnover maintenance, including painting, patching, flooring repairs, and appliance installations to prepare units for new residents.
  • Perform routine property inspections to identify maintenance needs and proactively address potential issues.
  • Ensure all repairs meet company quality standards and comply with local codes.

Safety & Compliance

  • Follow OSHA safety regulations and company safety policies while performing maintenance tasks.
  • Use personal protective equipment (PPE) and adhere to safety protocols when working with electrical, plumbing, and mechanical systems.
  • Report safety hazards, maintenance concerns, and property damage to the Superintendent or Property Operations Manager.

Vendor & Team Collaboration

  • Work closely with the Superintendent and other field technicians to complete maintenance tasks efficiently.
  • Coordinate with third-party vendors for specialized repairs and follow up to ensure work is completed properly.
  • Communicate with residents professionally while performing maintenance tasks, providing updates as needed.

Qualifications & Experience:

  • 2+ years of hands-on experience in general maintenance, construction, or building repairs, preferably in a multifamily or residential setting.
  • Strong knowledge of HVAC, electrical, plumbing, carpentry, and appliance repair.
  • Ability to troubleshoot and resolve maintenance issues efficiently.
  • Experience using property management software (AppFolio, Yardi, RealPage, or similar) to track work orders ().
  • Ability to lift 50+ lbs, climb ladders, and work in various weather conditions.
  • Valid driver’s license and reliable transportation required.

Qualifications:

  • Trade certifications (HVAC, EPA, Electrical, Plumbing, etc.) are a plus.
  • Bilingual in English and Spanish is a plus.
