Job Details

• Salary Range: $25 - $28 hourly (DOE)
• Work Schedule: Monday – Friday (8:30am – 5:30pm)
• This position does not come with a comped apartment unit.

Job Summary

Under the supervision of the Maintenance Manager, the Maintenance Technician II is responsible for assisting with and maintaining the overall appearance and maintenance needs of the community. Responsibilities include curb appeal; assisting the Maintenance Manager; coordinating make-readies and move-in/move-out schedules; performing general maintenance repairs; conducting preventative maintenance; and overseeing construction/rehabilitation needs of the community. The candidate will collaborate with the Maintenance Manager to support property goals, resident retention, and ensure a quality living experience.

Essential Functions

This description highlights the key responsibilities but is not all-inclusive. The incumbent may be asked to perform additional job-related duties.

• Assist with daily maintenance team activities and ensure all work meets GK standards.
• Coordinate move-in schedules and complete repairs in 5 days for unit turns.
• Manage open service requests via Onesite, completing work orders within 24-48 hours.
• Communicate with the Maintenance Manager about work status and potential issues.
• Follow GK’s key control policy, securing all keys.
• Provide excellent customer service to residents.
• Maintain supply inventory and ensure a clean environment around the property.
• Perform routine maintenance on equipment and systems, including HVAC, plumbing, electrical, and appliances.
• Participate in safety meetings and respond promptly to resident concerns and emergencies.
• Maintain work areas and perform general upkeep tasks such as painting and landscaping.

Other Responsibilities

• Regularly walk the property to pick up debris and maintain pet stations.
• Assist with landscape maintenance, pool upkeep, lighting inspections, and snow removal as needed.
• Ensure work areas are organized and well-maintained.
• Present a professional attitude to ensure resident satisfaction.
• Perform additional duties as assigned.

Materials and Equipment

The role involves using ladders, power tools, hand tools, and maintenance supplies. Office equipment such as computers and phones are also used.

Knowledge, Skills, and Abilities

• Effective communication and customer service skills.

• Ability to work independently and respond to emergencies.
• Valid driver’s license and reliable transportation.
• Proficiency in English and intermediate computer skills.

Physical Requirements

Must be able to stand, walk, bend, lift over 60 pounds with assistance, and perform physical tasks regularly.

Working Conditions

Primarily indoor work with exposure to seasonal temperatures, noise, fumes, and mechanical parts.
