Job summary

DEFTEC is seeking a Facility Space Planning Support Specialist to serve as the installation's primary space utilization expert, managing the footprint to maximize use of existing space before proposed construction or leases.

The role uses NexGen IT (TRIRIGA) for analyses, supports the Facility Space Optimization Plan, and coordinates with engineering and Real Property to optimize space while adhering to AFMAN 32-1084 standards.

Qualifications

• Bachelor's degree in urban planning, architecture, interior design, facility management or related field, or 3+ years equivalent experience.
• Ability to analyze quantitative and qualitative facility data to develop strategic space consolidation plans.
• Clear communication of planning decisions and recommendations to installation leadership.

Responsibilities

• Act as the installation's primary space utilization specialist, maximizing use of existing space before new construction or leases.
• Perform space analyses using NexGen IT (TRIRIGA) to maintain accurate facility use data and personnel assignments.
• Apply AFMAN 32-1084 when reviewing space requests and document approvals in required systems.
• Conduct space utilization inspections and site audits, documenting space use and opportunities for consolidation.
• Coordinate with engineering, community planners, and Real Property to maintain the FSOP.
• Support Facilities Board Working Groups by compiling data and presenting recommended solutions.
• Process 15–25 ad-hoc space allocation requests annually and translate tenant needs into footprint solutions.
• Prepare presentation materials including floor plans and utilization graphics for FB decision briefs.
• Maintain NexGen IT records for unit moves, category code shifts, and square footage reallocations.

Position Overview:

The Facility Space Planning Support Specialist serves as the installation's primary space utilization expert, managing the facility footprint to maximize use of existing space before recommending new construction or leases. This role performs space utilization analyses and physical site audits using AFCEC-approved systems, primarily NexGen IT (TRIRIGA), to maintain accurate facility use data, category codes, and personnel assignments, applying AFMAN 32-1084 standards to review and authorize space requests. The Specialist coordinates with engineering staff, community planners, and Real Property to maintain the Facility Space Optimization Plan (FSOP), supports quarterly Facilities Board Working Groups with compiled data and presentation materials, and processes 15–25 ad-hoc space allocation requests annually while ensuring continuous, accurate record reconciliation in NexGen IT. Candidates must hold a bachelor's degree in urban planning, architecture, interior design, facility management, or a related field, or possess at least 3 years of equivalent experience in facility space management and asset optimization, along with strong analytical skills for developing strategic space consolidation plans and the ability to clearly communicate complex planning recommendations to installation leadership; proficiency with real property databases, particularly NexGen IT, is preferred.

Job Responsibilities:

• Serves as the installation's primary space utilization specialist, actively managing the facility footprint so that space allocation strategies use existing facilities and underutilized space before proposing new construction or additional leases.
• Will perform space utilization analyses using AFCEC-approved systems, primarily NexGen IT (TRIRIGA), to maintain, update, and revise facility use data, facility category codes, and personnel assignments so that installation space records remain accurate and current for planning and programming purposes.
• Applies a comprehensive understanding of AFMAN 32-1084 (Facility Requirements)[HD3.1] when reviewing and authorizing space requests, ensuring that approvals and denials are based on standardized Air Force facility criteria and documented in the contractually required systems.
• Conducts space utilization inspections and physical site audits in accordance with AFMAN 32-1084[HD4.1] and AFCEC optimization guidance. Will document current space use, personnel counts, utilization rates by space type, and identified underutilized areas and opportunities for consolidation or demolition in NexGen IT and any other contract-specified tools.
• Coordinates with engineering staff, community planners, and Real Property in maintaining the Facility Space Optimization Plan (FSOP), recommending non-materiel courses of action for mission beddowns, unit relocations, and lease reductions that optimize existing space and support installation mission priorities.
• Supports quarterly Facilities Board Working Groups and Facilities Boards by compiling and analyzing space request data, and by presenting recommended solutions for space utilization, authorizations, and allocations in time for board deliberations, ensuring board decisions are based on complete and current facility utilization information.
• Processes an estimated 15 to 25 ad-hoc space allocation requests annually, translating tenant needs into actionable footprint solutions and matching them against existing installation inventory.
• Prepares presentation materials including floor plan markups, utilization graphics, and analytical summaries to support quarterly Facilities Board (FB) decision briefs.
• Performs continuous data entry and record reconciliation within NexGen IT and unit files to ensure all physical unit moves, category code shifts, and square footage reallocations are immediately and accurately logged.

Required Qualifications:

• Must have either a bachelor's degree in urban planning, Architecture, Interior Design, Facility Management, or a closely related field; or at least 3 years of equivalent experience specifically in facility space management and asset optimization.
• Has comprehensive skills in analyzing quantitative and qualitative facility data to develop strategic space consolidation plans.
• Is abile to clearly communicate complex planning decisions and recommendations to installation leadership

Preferred Qualifications:

• Proficient in navigating and updating real property databases, with NexGen IT strongly preferred
