Job summary

Gilbane is seeking a Maintenance Technician for an Assisted Living community in Washington, DC. The role covers building operations, preventive maintenance, and energy management to protect and maximize property value.

The candidate should have 2+ years in maintenance engineering with HVAC, electrical, plumbing knowledge, and be able to supervise vendors, follow safety guidelines, and work a flexible schedule including after hours or on-call duties.

Qualifications

• High school diploma or equivalent; technical or trade school certification highly preferred.
• Must have and maintain a valid driver’s license.
• Minimum of 2 years’ Maintenance engineering experience with knowledge of commercial, mechanical, electrical, and plumbing systems.
• General maintenance skills in carpentry, painting, locksmithing, etc.
• Proven knowledge of technical terms used in HVAC, plumbing and/or electrical.
• Strong knowledge of building trade tools and equipment.
• Good verbal communication skills and written communication skills in English and customer service skills.
• Must be a good team player with multi-tasking skills; interpersonal skills required.
• Working knowledge of maintenance service ticketing system required. Experience working with TELs is a plus.
• Excellent attendance record and willingness to work a flexible schedule which may include after hours and/or on-call duties.

Responsibilities

• Supervise vendors and subcontractors as needed.
• Maintain preventive maintenance and overall schedules for all.
• Institute and manage maintenance and operational best practices for all buildings, grounds and operating systems.
• Ensure compliance with OSHA and other regulatory guidelines.
• Operate and manage Building Management Systems (HVAC, lighting control, security and life safety).
• Manage usage and procurement to optimize utilities.
• Additional facility maintenance duties as assigned.
• Maintain and restore projects within the property systems (HVAC, Plumbing, Electrical, Structural, Life Safety).
