Job summary

APPLIED OPTOELECTRONICS INC is seeking a Facility Maintenance Technician to perform highly diversified duties to install, troubleshoot, repair, and maintain facility and equipment, ensuring a safe, clean, and comfortable environment for employees and visitors.

Responsibilities include daily inspections, routine maintenance, following SOPs, and coordinating with vendors/contractors. The role requires strong communication, safety focus, and the ability to work in varying conditions.

Qualifications

  • High School Diploma or GED is required.
  • At least three years of experience in building maintenance.
  • Journeyman Electrician license or HVAC license is a plus.
  • Basic knowledge of building control and automation systems.
  • Ability to read and understand blueprints.

  • Perform routine maintenance tasks such as changing air and water filters, servicing pumps and exhaust fans, changing light bulbs, ducts, and plumbing.

The Facility Maintenance Technician is responsible for performing highly diversified duties to install, troubleshoot, repair, and maintain facility and equipment, to provide a safe, clean, and comfortable environment for employees and visitors.

Job Responsibilities
  • Conduct daily building and equipment inspections, and notify management of the repair needs.
  • Perform routine maintenance tasks such as changing air filters and water filters, servicing pumps and exhaust fans, changing light bulbs, ducting, piping, plumbing work, repairing fixtures, etc.
  • Follow SOP to complete work orders as assigned/received and update statuses with management.
  • Report or correct any hazardous conditions observed immediately.
  • Assist in overseeing construction by utilizing knowledge of space plans and through interactions with vendors and contractors.
  • Maintain inventory of lighting, plumbing, HVAC, and other building-related supplies and tools.
  • Create Purchase requests on general building maintenance supplies and or facility support, services, and other special requests as needed, record parts usage, and submit warranty claims.
  • Conduct price comparison of parts to ensure cost-efficient and purchases adhere to budgeted guidelines and all appropriate approvals obtained.
  • File the inspection documentation, maintenance record, and inventory log.
  • Interacts with maintenance vendors and escorts them when performing work on company premises.
  • Perform other work-related tasks as required and assigned.
Qualifications
  • High School Diploma or General Education Degree (GED) required
  • At least three years of experience in building maintenance
  • Journeyman Electrician license, or HVAC license a plus
  • Chemical and Cleanroom experience a plus.
  • Basic working knowledge of building control and automation systems
  • Ability to communicate effectively and clearly with employees, vendors, and visitors
  • Ability to read and understand blueprints preferred
  • Ability to write routine reports and correspondence
  • Ability to perform physical duties with manual dexterity, stand for eight hours, bend, stretch, reach, climb ladders, crawl, kneel and below to the ground when necessary, sometimes for extended periods.
  • Ability to work in tight spaces and outside in extreme weather conditions
  • Ability to differentiate primary colors and read gauges on meters
  • Regularly lift and/or move up to 75 pounds
  • Respond to off-hour emergency calls
  • Available to work night shift or weekend when necessary
  • Must be comfortable being potentially exposed to chemicals with personal protective equipment
