Qualifications

Responsibilities

  • Supervise, train, and schedule maintenance staff; ensure timely task completion.

The Maintenance Director is responsible for performing and overseeing the daily operations of the maintenance department throughout the facility. This role ensures that all equipment, systems, and the physical structure of the facility and associated properties are maintained in a safe and efficient manner, including IT infrastructure and inventory. The Maintenance Supervisor manages maintenance staff and responsibilities, coordinates preventive maintenance programs, responds to repair requests, and ensures compliance with safety and regulatory standards.

Maintenance Management:
  • Supervise, train, and schedule maintenance staff to ensure timely completion of tasks.
  • Understand and oversee and all aspects of building and equipment maintenance, including HVAC, plumbing, electrical systems, and safety equipment; ability to perform basic to intermediate maintenance and repair.
  • Develop and implement a preventive maintenance program to reduce downtime and improve facility operations.
Works with leadership to order, set-up, and maintain all facility information technology (IT) including internet, routers, computers, and printers
Compliance and Safety:
  • Ensure compliance with all state, federal, and local regulations, including health and safety standards for skilled nursing facilities.

Maintain proper documentation for all maintenance activities, safety inspections, and regulatory compliance reports.

  • Conduct regular inspections of the facility to identify hazards, maintenance needs, and compliance with regulatory standards.
  • Respond to emergency maintenance issues promptly to ensure the safety and well-being of residents and staff.

Work with New Employees, managers and facility leadership to ensure proper training and education of safety and compliance, including facility tours, demonstration of safety protocols, and emergency response.

Inventory and Budget Management:
  • Maintain inventory of maintenance supplies and equipment, and order materials as needed.
  • Assist in preparing and managing the maintenance department budget, tracking expenditures, and identifying cost-saving opportunities.
Vendor Coordination:
  • Coordinate with external vendors and contractors for specialized maintenance services.
  • Review and approve vendor work, ensuring it meets quality standards and project timelines.
Team Leadership:
  • Lead and motivate the maintenance team, providing training, guidance, and performance feedback.
  • Foster a collaborative work environment, promoting teamwork and effective communication among staff members.
  • Plan, schedule, and coordinate renovation, repair, and construction projects within the facility.
  • Oversee contractors and external service providers to ensure work is completed on time, within budget, and to the required quality standards.
  • Collaborate with facility leadership to prioritize projects that enhance the operational efficiency and safety of the building.
QualificationsQualifications:
  • Education: High school diploma or equivalent required; technical certification or trade school training preferred.
  • Experience: Minimum of 3-5 years of maintenance experience, with at least 1-2 years in a supervisory role, preferably in a healthcare or skilled nursing facility.
  • Technical Skills: Knowledge of HVAC, plumbing, electrical systems, and general building maintenance; ability to read and interpret blueprints and technical manuals.
  • Regulatory Knowledge: Familiarity with OSHA, state, and federal regulations related to healthcare facility maintenance and safety.
  • Leadership Skills: Strong leadership and interpersonal skills, with the ability to manage a team and handle multiple tasks effectively.

  • Problem-Solving: Ability to troubleshoot maintenance issues and develop effective solutions quickly.
  • Communication: Strong verbal and written communication skills; able to interact with staff, residents, and external vendors professionally.
