At West Roxbury Health & Rehabilitation Center, the Director of Maintenance plays a critical role in maintaining the safety, comfort, and day-to-day operations of our community. As a 76-bed skilled nursing and rehabilitation community in West Roxbury, Massachusetts, we provide Short-Term Rehabilitation and Long-Term Care, along with specialized support including hospice care and respite care.

In this role, you'll take ownership of the facility's maintenance operations, grounds, equipment, preventive maintenance program, and life-safety systems while leading a team and partnering closely with Administration and departments throughout the facility. Reliable heating and cooling, properly functioning plumbing and electrical systems, safe grounds, effective emergency systems, and proactive preventive maintenance all contribute to the care environment our residents depend on.As the Director of Maintenance, you'll oversee the facility's maintenance program while balancing immediate needs with long-term planning. You'll work closely with Administration, nursing, clinical departments, maintenance staff, vendors, and contractors to ensure work is completed safely, efficiently, and with minimal disruption to resident care.

Responsibilities
Lead the Maintenance Operation

You'll have oversight of the facility's maintenance program and the opportunity to make a visible impact across the entire community.

Facility & Building Operations
  • Plan, direct, and supervise the overall maintenance program for the facility.
  • Oversee heating, cooling, plumbing, water, gas, electrical, mechanical, oxygen, communication, and other building systems.
  • Perform and/or coordinate carpentry, painting, plastering, refinishing, flooring, and other general maintenance work.
  • Oversee maintenance of institutional equipment and company vehicles.
  • Support the operation and maintenance of the facility's power plant and related machinery.
  • Schedule repairs, replacements, new installations, and ongoing maintenance of equipment and building systems.
  • Maintain the facility's grounds, parking areas, driveways, and exterior spaces, including snow removal when not covered by a service contract.
Preventive Maintenance, Safety & Life-Safety
  • Plan, coordinate, and maintain the facility's preventive maintenance program using the TELS system.
  • Maintain accurate records of preventive maintenance, repairs, work performed, and associated costs.
  • Conduct regular maintenance checks and identify potential safety or operational concerns.
  • Maintain required documentation related to facility maintenance and compliance.
  • Maintain working knowledge of applicable Life Safety Codes, NFPA standards, and OSHA requirements.
  • Participate in quality assurance programs and facility safety initiatives.
  • Serve as a co-chairperson of the facility Safety Committee.
  • Conduct disaster drills as requested.
  • Play an active role in General Orientation by training new employees on emergency utility shutoffs and fire and safety features of the facility.
  • Maintain knowledge of and follow sanitation, infection control, and workplace safety requirements.
Team Leadership & Vendor Management
  • Orient, instruct, train, and supervise maintenance personnel.
  • Assign duties, establish priorities, and evaluate work performance.
  • Support hiring, onboarding, scheduling, training, and development of maintenance staff.
  • Create a culture of accountability, responsiveness, safety, and service.
  • Supervise outside service contractors and coordinate vendor work performed at the facility.
  • Ensure contractors follow facility requirements and complete work according to established expectations.
  • Attend and lead maintenance-related in-service programs.
  • Adjust priorities and resources as facility needs change.
Inventory, Budget & Administration
  • Requisition supplies, equipment, parts, and materials needed for department operations.
  • Maintain accurate inventory records and run reports as needed.
  • Monitor department costs and maintain expenses within established budget parameters.
  • Meet regularly with Administration to discuss facility needs, equipment concerns, repairs, projects, and ongoing maintenance priorities.
  • Submit required monthly reports to the Administrator.
  • Review and update department policies and procedures as needed.
  • Coordinate maintenance activities with other departments to minimize disruption to resident care and normal business operations.
Qualifications
  • High school diploma or equivalent
  • Minimum three (3) years of experience in related areas of: physical plant, electrical, plumbing, carpentry, and/or HVAC systems maintenance
  • Demonstrated supervisory experience to include hiring, training, discharging, overseeing, scheduling departmental staff
  • Extensive knowledge of Life Safety Codes and NFPA required, experience with USTs preferred
  • Familiarity with using computer programs to place orders, manage inventory, etc.
  • Valid, current driver license in good standing
  • Knowledge of OSHA regulations preferred
  • This position requires regular interaction with residents, coworkers, visitors, and/or supervisors.In order to ensure a safe work environment for residents, coworkers, visitors, and/or supervisors of the Company, and to permit unfettered communication between the employee and those residents, coworkers, visitors, and supervisors, this position requires that the employee be able to read, write, speak, and understand the English language at an intermediate or more advanced level.
