Brambleton Community Association (BCA) is a developing, large-scale planned community located in Northern Virginia with over 6,500 settled units. The community will grow over the next several years to over 7,600 units to become Loudoun County's largest homeowners’ association. About the role

This position performs skilled inspection, maintenance, and repair of the Association’s facilities, buildings, common areas, equipment, and other community assets. The Facilities Specialist independently identifies deficiencies, troubleshoots problems, completes repairs within their training and experience, and coordinates specialized service when needed. The position also supports community events, programs, and facility users while maintaining a safe, functional, attractive, and welcoming environment that reflects the Association’s Vision, Mission, and Core Values.

What you'll do

Facilities Maintenance and Repair

• Inspects, identifies, corrects, and/or reports deficiencies, hazards, and maintenance concerns in Association facilities, buildings, common areas, equipment, and other assets.
• Performs skilled maintenance, repair, and upkeep of Association facilities, buildings, equipment, and other community assets, including troubleshooting building and facility systems and determining appropriate corrective action.
• Performs routine and skilled repairs involving HVAC systems, electrical systems, plumbing, drywall, carpentry, doors, hardware, fixtures, finishes, and other building components, within the employee’s training, experience, and applicable regulations.
• Assists with preventative maintenance programs and performs scheduled maintenance on facilities, equipment, and building systems.
• Advises the department manager on recommended maintenance practices, repairs, purchases, and other operational matters.
• Maintains accurate records of repairs, preventative maintenance, equipment use, parts, and other work performed.
• Purchases or coordinates purchases of supplies, hardware, tools, parts, and equipment used by the department.
• Maintains a safe, organized, and professional work environment, including proper care and storage of tools and equipment.

Work Orders and Preventative Maintenance

• Develops, completes, and documents work orders and maintenance tasks using the Association’s work order management system.
• Coordinates with department personnel and contractors to accomplish service, maintenance, and upkeep tasks on facilities and assets.

Equipment and Operations

• Operates, schedules, maintains, organizes, and cleans Association vehicles, tractors, utility vehicles, small-engine equipment, hand tools, and other maintenance equipment.
• Performs setup, breakdown, and support for community events, programs, and recreational activities.
• Performs snow removal tasks at all hours, including shoveling, blowing, salting, and plowing.
• Responds to after-hours emergencies, including weather-related events, snow removal, storm cleanup, irrigation, facility issues, and other urgent operational needs.
• Demonstrates knowledge of risk management practices and is responsible for reporting or addressing all observed hazards in facilities, common areas, and community assets.

Qualifications

Knowledge & Skills

• Demonstrated knowledge and proficiency in general facility maintenance, repair, upkeep tasks, techniques, applications, and procedures.
• Strong mechanical aptitude and hands-on experience in one or more skilled building trades, such as HVAC, electrical, plumbing, drywall, carpentry, or related work.
• Ability to troubleshoot, diagnose, and repair common building and facility issues across multiple systems.
• Ability to read and understand basic mechanical, electrical, plumbing, equipment, and facility documentation.
• Ability to safely operate and use maintenance vehicles, tractors, utility vehicles, small-engine equipment, diagnostic equipment, power tools, hand tools, and related equipment.
• Ability to safely and efficiently operate snowplows and related snow removal equipment.
• Ability to accurately document and report work status in the Association’s work order system.
• Ability to work independently and manage multiple maintenance tasks and work orders at one time.
• Strong problem-solving and critical-thinking skills.
• Good oral and written communication skills, with the ability to communicate effectively with residents, coworkers, contractors, vendors, and management.
• Professional, approachable, and service-oriented demeanor; customer service experience is preferred.
• Ability to recognize when a repair or project requires a licensed or specialized contractor and appropriately communicate and coordinate that work.
• Maintains a valid driver’s license and a driving record that is insurable under the Association’s policy.
• Ability to obtain and maintain a CDL is preferred.
• Displays and promotes the Association’s Vision, Mission and Core Values.

Preferred Qualifications

• Hands-on maintenance, troubleshooting, or repair experience in one or more skilled trades, including HVAC, electrical, plumbing, drywall and painting, carpentry, or general building maintenance.
• Experience with commercial or community facilities, preventative maintenance programs, and work order systems.
• Relevant trade school education, certifications, licenses, or professional training.
• Candidates with significant experience in multiple skilled trades will be strongly preferred.
• Normal dexterity and coordination to safely operate hand tools, power tools, diagnostic equipment, maintenance equipment, and vehicles.
• Regular use of personal computers, mobile devices, work order software, and other office machines.
• Ability to lift and carry up to 50 pounds and to push, pull, and maneuver materials and equipment as required to perform assigned duties.
• Ability to walk and work on variable terrain and in mechanical, confined, or difficult-to-access spaces, including standing, bending, stooping, kneeling, climbing, and crawling as required.
• Ability to communicate verbally and in writing and to see, distinguish colors, hear, smell, and use touch as needed to perform the essential functions of the position.
• Indoor and outdoor work in varying weather conditions.
• Ability to operate facility maintenance tools, vehicles, trailers, tractors, utility vehicles, and other equipment.
• Exposure to weather, temperature changes, dust, dirt, noise, moisture, and mechanical equipment.
• Primarily works a daytime schedule but must be available for night and weekend assignments related to events, programs, snow removal, storm cleanup, emergency repairs, and other essential tasks.
• Friendly and team-oriented work environment.
