Job summary

Pritchard Industries is seeking a Project Manager to lead Vendor Management Services for two NYC institutional facilities totaling over 100,000 sq. ft.

The role serves as the on-site primary contact for ACS, overseeing subcontracted vendors and MEP systems to ensure 24/7 operational readiness. Responsibilities include procurement, regulatory compliance (DOB/FDNY/OSHA), emergency response within 1 hour, and implementing preventative maintenance programs.

Qualifications

• 5+ years of vendor/facilities management experience for large commercial/institutional properties
• Strong technical background in MEP, elevators, fire alarm/suppression systems
• OSHA 10-Hour Construction Safety Certification or higher required
• Familiarity with NYC DOB/FDNY regulations and EPP guidelines
• Ability to manage 24/7 on-site coverage and emergency response within 1 hour

Responsibilities

• Supervise subcontracted vendors and coordinate on-site performance
• Ensure vendor work complies with NYC/EPP standards and applicable laws
• Lead competitive procurement with minimum 3 written estimates for >$15k and market research for $5k-$15k
• Coordinate with city contractors to prevent work interference
• Manage off-site/on-demand MEP engineering services and utility systems (HVAC, elevators, fire)
• Dispatch emergency staff on-site within 1 hour for out-of-hours failures
• Implement ACS-approved Cost Avoidance & Preventive Maintenance program
• Maintain IAQ program, annual reporting, and biennial inspections
• Update Emergency Action Plans with ACS and site staff
• Ensure FDNY/DOB compliance and life-safety equipment standards
