Description

Summary: The Facilities Manager is responsible for overseeing the maintenance, repair, safety, and overall condition of all company-owned properties and facilities. This position manages preventive maintenance, facility repairs, vendors, contractors, inspections, and improvement projects to ensure properties remain safe, functional, and well maintained.

Requirements

Essential Duties:

  • Oversee the maintenance and general condition of all company-owned buildings, offices, facilities, grounds, and other assigned properties.
  • Supervise the maintenance technician team and manage their work schedule.
  • Conduct routine property inspections to identify maintenance needs, safety concerns, deterioration, and potential repairs before they become significant issues.
  • Develop and maintain preventive maintenance schedules for company properties and building systems.
  • Ensure facilities are clean, functional, safe, professional, and maintained according to company standards.
  • Respond to facility emergencies and coordinate timely repairs when urgent issues arise.
  • Maintain an organized system for receiving, prioritizing, tracking, and completing facility work requests.
  • Coordinate maintenance activities with employees and department leaders to minimize disruption to business operations.
  • Coordinate the inspection, maintenance, repair, and replacement of building systems, including:
  • HVAC systems, Electrical systems, Plumbing, Roofing, Lighting, Fire and life-safety systems
  • Security and access-control systems, Doors, windows, and building finishes, Parking lots, sidewalks, fencing, and exterior areas, Landscaping and irrigation systems.
  • Identify recurring maintenance problems and recommend long-term solutions.
  • Monitor the condition and useful life of major buildings, useful life of major building systems and assist with planning future replacements and capital expenditures.
  • Identify, evaluate, and manage qualified contractors and service providers.
  • Obtain competitive bids and estimates for maintenance, repairs, renovations, and facility projects when appropriate.
  • Review scopes of work and ensure contractors complete work according to agreed specifications, schedules, and company expectations.
  • Monitor vendor performance, quality, responsiveness, and costs.
  • Verify completion of work before approving invoices for payment.
  • Maintain relationships with key vendors and contractors to support timely response to facility needs.
  • Assist in developing and managing the annual facilities maintenance and repair budget.
  • Track facility expenses and identify opportunities to reduce costs without compromising safety, quality, or reliability.
  • Review invoices, estimates, service agreements, and maintenance contracts for accuracy and appropriate pricing.
  • Develop recommendations regarding repair versus replacement decisions.
  • Assist leadership with forecasting major facility repairs, replacements, and capital improvement needs.

Education:

  • High school diploma or equivalent required; Bachelor’s degree in Facilities Management, Construction Management, Business Administration, or a related field preferred.
Experience
  • Minimum of 5 years of experience in facilities management, property maintenance, construction, building operations, or a related field.
  • Experience overseeing multiple properties or locations preferred.
  • Working knowledge of HVAC, electrical, plumbing, general building maintenance, and construction.
  • Experience managing contractors, vendors, bids, and facility projects.
  • Strong organizational, problem-solving, budgeting, and communication skills.
  • Ability to manage multiple priorities and respond to urgent facility needs.
Location

Killam Development., Ltd is located Laredo, Texas; this is an in office position based at our office in Laredo, all applicants will be required to relocate, if necessary.

Licenses/Certifications

Must have a current valid driver’s license and a satisfactory driving record.

Physical Requirements

Must be able to perform the following physical activity on a frequent to constant basis:

  • Sit for long periods of time while gathering, updating, and validating vendor or supplier cost information or performing other related activities.
  • Lift 10–20 lbs. of files, plans, office supplies, or similar items.
  • Constantly uses fingers and hands when dialing/answering the telephone and operating a computer or other office machinery, such as a copy machine, scanner, and computer printer.
  • Ability to hear average or normal conversations and receive ordinary information through verbal communications in person or detect objects in and around job site over the telephone.
  • Average, ordinary visual acuity necessary to prepare or inspect documents; operate a computer or other office machinery; or.
  • Walk short distances on slippery, even, and/or uneven surfaces.
  • Stand, bend, stoop, kneel, crouch, twist, turn, or crawl.
  • Climb and balance on stairs, metal/wooden beams, concrete form work, ladders, or other structures/elevated areas.
Working Conditions
  • Work is performed in both office and field/property environments.
  • Frequent walking and standing while inspecting buildings, grounds, and facility systems.
  • Will be exposed to outdoor weather conditions, heat, dust, noise, construction areas, and operational environments.
  • Will be required to respond to urgent facility or maintenance issues outside of normal business hours.
