The Facilities Manager is responsible for maintaining the excellent condition of our buildings and grounds, developing and implementing preventative maintenance procedures and schedules, and coordinating and supervising maintenance personnel and projects. The ideal candidate will have practical knowledge and experience in general building maintenance, including basic electrical, plumbing, HVAC, carpentry, and handyman skills. The successful candidate will be a hands‑on problem solver who takes pride in his/her work and is able to identify and address maintenance issues efficiently.

RESPONSIBILITIES AND DUTIES OF THIS POSITION INCLUDE:
  • Develop and maintain a comprehensive schedule for inspecting buildings, equipment, and facility systems to identify maintenance issues and ensure timely corrective action.
  • Diagnose and repair faulty equipment, building systems, and damaged structures.
  • Develop, implement, and monitor preventative maintenance procedures to improve equipment reliability and reduce unexpected downtime.
  • Oversee and maintain HVAC, heating, plumbing, and other building systems to ensure safe, efficient, and reliable operation.
  • Plan routine maintenance activities and coordinate timely repairs to minimize disruptions to facility operations.
  • Conduct periodic inspections and quality‑control checks of equipment and building systems to ensure compliance with established standards and operating requirements.
  • Perform and oversee general maintenance activities, including landscaping, painting, carpentry, and other facility‑related repairs.
  • Assist with developing, monitoring, and implementing the maintenance department's annual budget.
  • Maintain accurate inventory records for maintenance equipment, tools, materials, and supplies.
  • Direct, assign, and supervise maintenance personnel in the completion of daily duties, preventive maintenance, repairs, and other assigned projects.
  • Verify that all contractors are properly approved by DOSA prior to performing work on the facility.
  • Coordinate with DOSA and submit required documentation and requests to obtain necessary approvals for maintenance, repairs, contractors, and facility projects.
  • Perform a variety of maintenance and facility‑support duties as needed to ensure the cleanliness, safety, appearance, and proper functioning of the facility.
  • Responsible for entire work order process when contracted companies is needed for project or work on facility grounds.
REQUIRED QUALIFICATIONS
  • High school diploma or equivalent qualification.
  • A minimum of 2 years of experience in a similar role.
  • General knowledge of HVAC systems.
  • General knowledge of electrical and plumbing.
  • Advanced understanding of general maintenance procedures and techniques
  • Strong leadership, organizational, communication, and time‑management skills are essential for this position.
  • The ability to prioritize work, manage multiple projects, and supervise other maintenance personnel.
  • Physically capable and flexible when needed to work overtime including call outs on weekends, public holidays, and evenings.
  • Effective problem‑solving abilities.
  • Excellent written and verbal communication skills.
  • Must be well‑organized, self‑motivated, and able to prioritize tasks.
COMMUNICATION AND COMPUTER SKILLS

Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to effectively present information and respond to questions from groups of leadership, vendors, employees, and the general public. Must have average computer skills, including aptitude with Microsoft Word, Excel, and Outlook.

MATHEMATICAL SKILLS

Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percentage.

REASONING ABILITY

Ability to define problems, collect data, establish facts, and draw valid conclusions.
