General Description This position is responsible for all aspects of facility upkeep, maintenance, improvement, emergency response, safety and security of buildings, grounds and all related equipment at all facilities within the Gladstone School District. Supervise and direct the day–to-day operations of the facilities, grounds, custodial, courier, and transportation services.
1. Oversee the district’s facilities, including the following activities:
a. Managing the facilities and evaluating, monitoring, and revising systems and services as appropriate.
b. Managing the workorders system by assigning, tracking, and communicating the completion of workorders.
c. Establish long-range schedules for maintenance and repair.
d. Assist with the District’s prevention and loss control programs under risk management.
e. Act as an advisor to the Director of Financial on all questions and matters related to the facilities.
f. Act as district energy manager and ensure compliance and oversee all SB1149 energy program compliance and project completion.
g. Assure the district’s compliance with federal, state, and local laws and regulations regarding capital projects and maintenance, grounds, custodial, and transportation operations.
h. Oversee and coordinate staff responsible for evening and weekend alarm calls as outlined in District protocols, including reviewing with the building principal or designee with a follow up incident report
. Coordinate on-call protocols for emergencies 24 hours a day, 365 days a year.
j. Oversee alarm systems, security systems, and key plan and distribution.
k. Oversee the district fleet, including vehicles assigned to Driver’s Education, and all other district equipment utilized for facilities, grounds, or courier services.
l. Oversees and manages the disposal of approved surplus property and ensure compliance with local and state policy requirements.
m. Oversees and manages the district recycling program.
2. Maintenance and Grounds.
a. Oversee all maintenance and grounds personnel and services and perform tasks as needed.
b. Prepare and administer the budget for the Maintenances and Grounds Departments in their entirety.
c. Maintain a project data base and communicate regular to Director of Finance, directors, and building principals on project status.
d. Performs maintenance duties to support staff and district as needed.
3. Custodial Services
a. Oversee all training and purchasing for custodians, including substitute custodians, and serve as a support to building principals for the day to day operations of custodians. Training includes and is not limited to understanding and using security systems and proper cleaning techniques and use of custodial products.
b. Coordinate and maintain adequate substitute custodial staff to meet District needs and schedule the staff as needed, including maintaining up to date task lists that will be used by substitute custodians.
c. Work with the building principals to coordinate and schedule all work during student breaks (winter, spring, and summer), including supervising the summer break work.
d. Prepare and administer the budget for custodial substitutes, temporary custodial help, supplies, equipment.
e. Performs custodial duties to support staff and district as needed.
4. Courier Services
a. Coordinate and oversee courier services within District
b. Coordinate and schedule all other major pickup and delivery services as it relates to facilities, grounds and custodial services.

Salary: $98,184 to $127,030 Per Year
