Job summary

The Children’s Center for Communication/Beverly School for the Deaf is seeking a Facilities Manager to lead campus operations in Beverly, MA. You will supervise facilities staff, coordinate vendors, manage operating and capital budgets, and ensure upkeep of buildings, grounds, and a small fleet to support student learning and residential programming.

The role requires hands‑on leadership, strong project management, and a commitment to safety and accessibility across a multi‑site campus.

Qualifications

  • Bachelor’s degree in Facilities Management or related field.
  • 5+ years facilities management experience, preferably in education/nonprofit.
  • Experience supervising facilities staff and coordinating vendors.
  • Experience managing operating and capital budgets.
  • Strong knowledge of HVAC, plumbing, electrical, and life-safety systems.
  • Experience with inspections, emergency preparedness, and safety programs.
  • Proficiency with CMMS or facility work order software; Google Workspace and Excel.

Job description

Annual Salary Range: $65,000.00 – $80,000.00

Make a Lasting Impact

Working in partnership with the Executive Director and school leadership, the Facilities Manager provides operational leadership for CCCBSD’s campus facilities, overseeing the daily operation, maintenance, safety, regulatory compliance, and improvement of the organization’s school buildings, approximately seven acres of grounds, two residential properties, and fleet of approximately 12 organizational vehicles. This role ensures that CCCBSD’s physical environment remains safe, accessible, welcoming, and fully operational in support of student learning, residential programming, and organizational operations.

This is a working manager position that combines team leadership, operational oversight, and hands‑on facilities support as needed. The Facilities Manager will supervise facilities staff, coordinate contracted vendors and service providers, manage daily facilities operations within approved operating and capital budgets, and proactively support maintenance, repairs, and facility improvements.

Schedule: This is a full‑time, year‑round position that generally follows a Monday‑Friday schedule. Occasional evening and weekend work is required to support facility emergencies, weather‑related response, school events, and operational needs.

Key Responsibilities
  • Lead the day‑to‑day operation, maintenance, repair, and improvement of all school buildings, grounds, residential properties, and campus facilities.
  • Provide leadership while actively supporting hands‑on maintenance and operational needs when appropriate.
  • Supervise approximately three facilities and food service employees, seasonal facilities staff, and multiple contracted vendors and service providers.
  • Develop and oversee preventative maintenance programs and long‑term equipment replacement planning.
  • Coordinate repairs, work orders, inspections, permits, certifications, and regulatory compliance activities.
  • Manage building systems including HVAC, plumbing, electrical, generators, fire alarm, security, elevators, kitchen equipment, and other specialty systems.
  • Oversee the maintenance and operation of CCCBSD’s fleet of organizational vehicles, including inspections, maintenance coordination, repairs, registrations, and vendor management.
  • Manage facilities operating and capital budgets while identifying cost‑effective solutions and planning for future facility needs.
  • Coordinate summer facilities projects and capital improvements to minimize disruption to educational programming.
  • Assist with facility‑related insurance claims and documentation following property damage or other incidents.
  • Support emergency preparedness, weather response, school safety initiatives, and campus operations.
  • Build collaborative relationships with staff, students, families, contractors, vendors, and community partners while representing CCCBSD in a professional, mission‑driven manner.

    Ensuring the campus remains inspection‑ready and compliant with applicable building, health, safety, and accessibility requirements.
  • Creating efficient systems and processes that support preventative maintenance, regulatory compliance, and the long‑term stewardship of CCCBSD’s facilities and assets.
What We’re Looking For
  • Bachelor’s degree in Facilities Management, Construction Management, Engineering, Business Administration, or a related field preferred.
  • Five (5) or more years of progressively responsible facilities management experience, preferably in an educational, nonprofit, healthcare, residential, or multi‑site environment.
  • Demonstrated experience supervising facilities staff and coordinating contracted vendors, service providers, and capital projects.
  • Experience managing facilities operating and capital budgets, procurement, contracts, and preventative maintenance programs.
  • Strong working knowledge of HVAC, plumbing, electrical, fire/life safety systems, building automation, and general facility operations.
  • Experience coordinating building inspections, regulatory compliance, emergency preparedness, and workplace safety programs.
  • Strong leadership, communication, organizational, project management, and problem‑solving skills.
    Proficiency with Google Workspace and Microsoft Excel.
  • Valid driver’s license with the ability to operate organizational vehicles and equipment as needed.
    Willingness to learn American Sign Language (ASL). CCCBSD provides ASL instruction for staff.
Preferred Qualifications & Certifications
  • Experience developing long‑range facilities plans, capital improvement projects, asset management strategies, and equipment replacement schedules.
  • Knowledge of Massachusetts building, fire, health, safety, ADA/accessibility, and environmental regulations.
  • Experience working in educational or mission‑driven nonprofit organizations.
  • Experience using computerized maintenance management systems (CMMS) or facility work order software.
  • Professional certifications such as Certified Facility Manager (CFM), Facilities Management Professional (FMP), OSHA 10 or OSHA 30, or other relevant facilities, safety, building operations, or project management certifications.
  • American Sign Language (ASL) proficiency.

Work Environment & Physical Demands

This position is based on‑site and requires frequent movement throughout school buildings, residential properties, grounds, and mechanical spaces.

The successful candidate must be able to:

  • Lift and move 50 pounds or more.
  • Walk throughout campus, grounds, and residential properties.
  • Climb ladders and work in mechanical spaces.
  • Bend, kneel, crouch, and perform hands‑on maintenance activities.
  • Work indoors and outdoors in varying weather conditions.
  • Respond to facility emergencies and inspect buildings, grounds, and equipment.
  • Work in environments with occasional exposure to dust, noise, mechanical equipment, and other facility‑related conditions.
  • Participation in emergency preparedness drills, including fire drills, lockdowns, and evacuation procedures, is required.
