The Facilities Maintenance Technician Level 2 is responsible for preventative maintenance and repair of commercial mechanical equipment, facilities, public areas, and amenities. This role requires high visibility within the community, emphasizing professionalism and excellent communication.

Responsibilities
  • Perform maintenance and repairs on buildings, equipment, roofs, exterior surfaces, and amenities.
  • Conduct lighting and equipment repairs, using ladders and lifting equipment.
  • Set up chairs, tables, tents, displays, and decorations for events and activities.
  • Complete building inspection reports and checklists for management review.
  • Collaborate with team members to uphold quality standards.
  • Maintain effective relations with employees, residents, and visitors.
  • Follow work orders accurately, documenting labor and materials used.
  • Adhere to safety protocols, promote workplace safety, and use PPE appropriately.
  • May need to work flexible hours and at heights above 6 feet.
  • Provide own hand tools for job tasks.
  • Perform all duties according to OTOW standards, ensuring safety and professionalism.
  • Maintain a safe work environment, prevent accidents, and preserve equipment.
  • Maintain a positive, professional attitude with residents and colleagues.
  • Perform additional duties as assigned.
Qualifications
  • High School Diploma or equivalent preferred.
  • Minimum of 2 years experience in commercial repairs and mechanical maintenance.
  • EPA Certification or ability to obtain preferred.
Skills and Knowledge
  • Proficient in reading, writing, and understanding English.
  • Skilled in handling hazardous materials safely.
  • Bilingual in Spanish preferred.
  • Ability to interpret wiring diagrams for safety and repair.
  • Capable of diagnosing and repairing various mechanical equipment.
  • Skilled in preventive maintenance of mechanical systems.
  • Excellent customer service skills.
