Skilled Facilities Maintenance Technician II – Keep County Operations Running Smoothly!
Join our team and put your journeyman-level skills to work maintaining and repairing essential County buildings and equipment. From HVAC and plumbing to electrical systems and automation controls, your expertise will help ensure our facilities stay safe, efficient, and fully operational.

Reporting to the Maintenance Manager, the Facilities Maintenance Technician II performs skilled work at the journeyman level for the maintenance and repair of buildings and building related equipment within County facilities.

Hours: Typical schedule 7am-3:30pm, Typically rotating on call every 4-6 weeks depending on availability, Overtime is required as needed.

Location: 320 S Walnut St in Appleton, WI

To be successful in this role:
Candidates should show the ability to troubleshoot and repair electrical systems, maintain building systems, show strong troubleshooting skills and respond promptly to maintenance requests. Work safely and efficiently while having a strong understanding of our procedures. Candidates should also demonstrate strong communication between team members as well as different departments throughout the county. The following duties are normal for this position. These are not to be construed as exclusive or all-inclusive. Other duties may be required and assigned.
  • Performs skilled work at the journeyman level in one or more of several trades including but not limited to electrical/electronics, HVAC and plumbing.
  • Performs various skilled and semi-skilled tasks in the repair and maintenance of machinery, buildings, and equipment.
  • Tests, troubleshoots, maintains, and evaluates equipment performance using instruments such as voltmeters, ohmmeters, pyrometers and pressure gauges.
  • Tests and troubleshoots HVAC controls, building automation systems, security systems and fire alarm systems.
  • Troubleshoots commercial refrigeration equipment.
  • Performs skilled maintenance activities including construction, welding, brazing, soldering and plumbing.
  • Installs electrical conduit, wiring, switching devices, controls, outlets, fixtures, motors and other such equipment.
  • Checks and repairs pumps, fans, valves, and motors.
  • Troubleshoots, adjusts, repairs, and replaces electrical and electronic pneumatic relays.
  • Prepares accurate records for preventative maintenance performed.
  • Maintains records in accordance with Department requirements and State regulations.
  • Answers questions and provides information to maintenance workers, custodial workers and other maintenance technicians.
  • Communicates arising problems to maintenance supervision.
  • Provides on-call support as needed.
  • Perform snow removal duties.
  • Maintains regular and predictable attendance, works overtime/extra hours as required.
  • Performs other duties as assigned.
  • Two years' experience in building or plant maintenance work and strong skills in at least one of the following: electrical/electronics, HVAC and plumbing. Journeyman or Electro/ Mechanical trade certification preferred.
  • Or, any combination of education and experience which provides equivalent knowledge, skills and abilities.
  • Candidate must pass all county and federal background checks as a condition of employment.
  • Must possess a valid driver's license and maintain.
  • Knowledge of and demonstrated ability to conform to goals, policies, and procedures of the Department as well as the Outagamie County Work Rules and Terms of Employment.
  • Understanding of basic electronics related to computerized building maintenance systems and ability to troubleshoot and program these systems.
  • Considerable knowledge of the methods, materials, tools and practices used in at least two of the building, electrical or mechanical trades.
  • Considerable knowledge of the occupational hazards and safety precautions of the trades involved.
  • Skill in the care and use of tools and equipment used in the trades involved.
  • Ability to detect defects in equipment and to make proper repairs or adjustments.
  • Ability to lead a small group of semi-skilled workers and custodians.
  • Ability to use computer for recordkeeping, e-mail, viewing documents and operating building systems.
  • Good communication skills, oral and written, to relate to supervisors and co-workers in problem identification and solving.
  • Ability to stoop, bend and lift up to 50 pounds frequently and up to 100 pounds occasionally, understanding and utilizing proper body mechanics.
Essential Physical Requirements
The position requires the physical ability to perform a variety of tasks essential to maintenance and repair work. These include:
  • Standing and walking for extended periods
  • Sitting as needed during tasks
  • Lifting and carrying up to 100 pounds from floor to waist level occasionally, and up to 45 pounds to head height
  • Pushing and pulling up to 200 pounds using a two-wheel cart
  • Pulling using hand-over-hand technique
  • Climbing stairs and stepladders
  • Balancing while performing tasks at various heights
  • Stooping, kneeling, crawling, and repeated bending
  • Reaching at both high and low levels
  • Repetitive finger and hand movements
  • Repetitive twisting or pressure involving wrists or hands
  • Use of both hands and both legs to perform job duties
  • Simultaneous coordination of mental and muscular functions
  • Clear verbal communication abilities
  • Visual acuity necessary for detailed maintenance technician tasks
Work Environment:
This position primarily operates in a variety of government-owned facilities, including general office buildings, justice-related facilities, and secure areas. Work is regularly performed in mechanical rooms and maintenance areas, with occasional tasks completed outdoors in varying weather conditions. The role may involve navigating tight spaces, using ladders, and responding to facility needs across multiple sites. Safety and security protocols must be followed at all times, especially in justice-related settings.
