Our facilities maintenance technician maintains the grounds, facility & equipment of all Oak Orchard sites in a safe and efficient manner and in accordance with current and applicable federal, state and local codes, guidelines, regulations, and established policies and procedures.
Job Responsibilities:
- Assures that maintenance schedules are followed as outlined for respective shift or area.
- Attends and participates in in-service educational classes and on-the-job training classes, workshops, seminars, etc., as directed.
- Performs routine maintenance on grounds, parking areas, driveways, etc., as necessary or directed.
- Performs routine maintenance and repair on the facility and equipment to include plumbing, plastering, electrical, carpentry, mechanical, etc., as directed, in accordance with established procedures.
- Performs cleaning duties in high places.
- Replaces burned out bulbs, call lights, etc.
- Services heating and cooling units/systems in compliance with established policies and procedures.
- Performs unscheduled maintenance tasks as directed.
- Follows all established safety procedures and precautions when performing maintenance functions.
- Reports all incidents, accidents, unsafe/hazardous conditions, defective equipment, etc. to supervisor immediately.
- Assures that work/assignment areas are clean and equipment, tools, supplies, etc. are properly stored before leaving such areas for break, end of day, etc.
- Assures that established Infection Control, Universal Precaution and Bloodborne Pathogens Practices are maintained when performing maintenance procedures.
- Follows established fire safety and disaster policies and procedures.
- Maintains inventory of consumable maintenance-related supplies.
- Performs other tasks that may become necessary or are appropriate to assure facility is maintained in a safe and comfortable manner.
- Follows established Oak Orchard Community Healths policies and procedures.
- Assists in on-the-job training of new personnel.
- Possess the ability to make independent decisions when circumstances warrant such action.
- Recommends equipment and supply needs to the director.
- Assists in standardizing the methods in which maintenance tasks will be performed.
- Knows the basic operation of the facility fire alarm and signal systems.
- Uses appropriate measuring instruments.
- Has a general knowledge of routine maintenance and operation of boilers and associated equipment, air conditioning equipment and auxiliary equipment.
- Possesses a good general knowledge of basic electrical power systems.
- Paints, tiles, plasters and applies wall and floor coverings and materials.
- Reads and interprets blueprints, schematic drawings and specifications.
- Any other reasonable request made by management.
Requirements
Skills/Qualifications:
- Previous general building maintenance experience.
- Proficiency with utilizing a variety of hand tools and power equipment.
- Basic math proficiency.
- Fitness level to manage the physical requirements of the position.
- Maintains a clean and unrestricted NYS driver's license.
Required Education and Experience:
- Minimum of high school or general equivalency diploma.
