Job summary

Energy Jobline ZR is seeking an on-site Maintenance Technician to oversee and perform mechanical work ensuring the community meets high standards of cleanliness, safety, and functionality.

The role includes diagnosing defects, making repairs, and coordinating make-ready tasks for vacant units to support leasing.) The position requires EPA Type I/II/Universal and CPO certifications (or willingness to obtain within 90 days) and OSHA 10/30 (or willingness to complete).

Qualifications

• High School diploma or equivalent is required.
• EPA refrigerant certification Type I/II or Universal required.
• CPO certification or willingness to obtain within 90 days of hire date.
• OSHA 10 and/or OSHA 30 certification or willingness to complete within 90 days of hire date.
• Valid driver’s license to operate a golf cart on property.

Responsibilities

• Diagnose defects and perform repairs in accordance with policies, procedures, safety standards, and code requirements.
• Oversee and complete the “make-ready” process for vacant units, including pre-move-out inspection and punch list creation.
• Develop standards for cleanliness and appearance of grounds, exteriors, and common areas to reflect high quality.
• Periodic inspection of work by others and contractors to ensure quality and compliance.
• Maintain inventory of spare parts and tools, order supplies within budgetary guidelines.
• Complete monthly preventative maintenance procedures as outlined in the manual.
• Support cost-cutting by repairing rather than replacing parts when feasible.
• Lead safety meetings and ensure OSHA compliance and MSDS accessibility.
• Communicate with team and customers, addressing questions and on-time resolution of issues.
• Assist Community Manager in budgeting repairs and capital expenses.
