Job summary

City of Houston's General Services Department is seeking a skilled Superintendent to oversee daily facilities operations, supervise maintenance staff, and ensure safe, compliant, and well-maintained city buildings and grounds.

You will lead preventive maintenance for HVAC, electrical, plumbing, and life-safety systems; oversee work orders in CMMS; coordinate contractors; and maintain budgets and safety standards across multiple sites.

Qualifications

Requires an Associate's degree in Recreation, Business Administration, Construction Management or a closely related field.
Six years of progressively responsible professional and/or skilled experience in related activities, including three in a supervisory capacity.
Valid Texas Class C driver's license at hire; comply with city driving policy.
Experience with OSHA, EPA, ADA and local building codes; ability to read blueprints.

Responsibilities

Direct and oversee day-to-day building operations and maintenance staff.
Develop and manage preventive maintenance for HVAC, electrical, plumbing, fire protection, and life-safety systems.
Administer CMMS to track work orders, asset history, and maintenance schedules.
Conduct regular inspections to identify repair needs and safety improvements.
Coordinate installation, repair, and upkeep of building systems and equipment.
Lead emergency response procedures and act as primary contact during facility emergencies.
Coordinate contractors and manage vendor relationships for maintenance projects.
Ensure regulatory compliance and maintain documentation and permits.
