Job summary

RESPONSIBILITIES

  • Assist the superintendent in any repairs as necessary.
  • Facilitate work order repairs including plumbing, furniture assembly, Window ballast repair, patch and paint.
  • Conduct visual inspections to ensure monthly maintenance has occurred on building systems.
  • Locksmith duties: include cutting keys and installing locks.
  • Safety Adherence/Maintain facility standards
  • Ensure quality standards by following procedures, including work assessment, preparation, and clean up.
  • Demonstrate ability to follow OSHA safety guidelines, including use of appropriate PPE and chemicals.
  • Maintain required inventory on each floor, including gloves, bags, mops, brooms and PPE
  • Monitory inventory and complete inventory forms for needed items.

Facility Cleanliness/Unit restoration

  • Maintain compliance with DOHMH and Osha guidelines for cleanliness throughout the facility.
  • Lead in performing patch/ repairs; address plumbing concerns, furniture repair or set up during unit turnover
  • Clean units during turnovers, including packing, cleaning of appliances, floors, kitchens and bathrooms.
  • Emptying refuse
  • Attending monthly staff meetings.
  • Participate in skills training, and training related to all Bronxworks staff, including mandated reporter, and Osha standards training.
  • Collaborate with team members and leadership to restore units for occupancy.
  • Collaborate with team members and leadership to facilitate repairs and prepare for inspections. \

Inventory Control

  • Ensure all closets are stocked with the appropriate PPE, bags, and cleaning supplies

PROGRAM SPECIFIC RESPONSIBILITIES

  • Maintain floors - Sweeping daily, moping all areas and buffing and waxing all areas of the building as needed.
  • Maintain cleanliness of the laundry room, vent cleaning
  • Setup/breakdown for small and large events that occur throughout the building.
  • Sweep the outside area of the building to keep the sidewalk clean of garbage and debris

Assist the Superintendent in any repair, as necessary.

  • Provide light electrical repairs on appliances, fixtures, switches, outlets, circuits, etc.
  • Perform light plumbing work, at a minimum outside the wall repairs; this includes clearing stoppages, replacement of fittings, changing of deck mounts and replacement of other fixtures and fixtures parts.
  • Replace broken glass, tile, carpet, screens, garbage disposals, fixtures, appliance, and locks.
  • Assist in groundwork when necessary.
  • Assist in porter work, which includes: sweeping, mopping, vacuuming, emptying trash and cleaning windows.
  • Perform swimming pool maintenance as assigned by supervisor.
  • Assist with plumbing issues, work on floor and sheetrock issues, trace water leaks and check for bedbugs.
  • Assist with electrical issues and compactor room clean-up.
  • Perform other duties as assigned by manager.
  • extra hours and or overtime, as needed based on operational needs.

QUALIFICATIONS

  • High school diploma or equivalent credentials are required.
  • A minimum of two years of building maintenance experience.
  • Proficiency in English required; proficiency in a second language preferred.
  • Valid driver’s license from the state in which the bearer resides preferred, with less than three (3) points acquired in the last three (3) years
  • Strong maintenance skills. · Ability to pass a physical skills test.
  • Strong communication and organizational skills with the ability to work with multiple agency personnel.

PHYSICAL REQUIREMENTS

  • Ability to climb and stand on a 15-foot ladder.
  • Ability to lift, pull, push and/or move a minimum of 60 pounds.
  • Ability to stand, walk, crouch or sit for long periods of time.
  • Ability to climb five flights of stairs.
  • Ability to bend and retrieve objects.
  • Ability to travel in the boroughs of New York City and its adjacent counties via public transportation.
  • Ability to travel for a minimum of 1 mile within a reasonable amount of time and in all types of weather, including inclement weather.
