Location: Avondale Global Gateway in Avondale, LA

Avondale Global Gateway is a 254-acre former shipyard on Mile 108 of the Mississippi River, redeveloped into a multimodal logistics terminal with significant warehousing and storage capabilities. T. Parker Host acquired Avondale in 2018 from Huntington Ingalls Industries and has since reestablished its iconic prominence into a model of ingenuity. Avondale Global Gateway is a historic property with four docks and over one mile of waterfront, uniquely accommodating ships, barges, rail and trucks. This facility offers immediate access to the regional and interstate highway system and is positioned at the interchange of six Class I railroads, creating the ability for cargo to be distributed in all directions.

Position Summary: The Facility Maintenance Manager is responsible for overseeing the day-to-day maintenance, repair, safety, and overall condition of company facilities and related building systems. Reporting to the Director of Site Development, this position serves as the primary point of responsibility for ensuring facilities remain safe, functional, well maintained, and operationally ready.

The Facility Maintenance Manager will oversee preventive and corrective maintenance programs, coordinate vendors and contractors, manage facility-related work orders and projects, and proactively identify maintenance needs before they impact operations. This position will work closely with the Director of Site Development to support facility improvements, renovations, capital projects, and long-term facility planning.

Essential Responsibilities and Duties:

• Oversee the daily maintenance, repair, and general condition of company facilities, grounds, and building systems.
• Develop, implement, and maintain preventive maintenance schedules for HVAC, electrical, plumbing, mechanical, roofing, generators, fire/life safety systems, and other facility equipment.
• Conduct routine facility inspections and proactively identify maintenance, safety, and operational concerns.
• Manage facility work orders from initial request through completion and ensure appropriate documentation and follow-up.
• Prioritize maintenance requests based on safety, operational impact, urgency, and business needs.
• Supervise maintenance personnel and/or contractors, including assigning work, monitoring completion, and maintaining accountability for quality and timeliness.
• Coordinate outside vendors and contractors for repairs, inspections, maintenance, and specialized facility services.
• Obtain and review vendor proposals and estimates and make recommendations to the Director of Site Development.
• Monitor vendor performance and ensure contracted work meets company expectations.
• Assist the Director of Site Development with facility renovations, expansions, equipment installations, construction projects, and other site-development initiatives.
• Identify and recommend capital repairs and equipment replacements based on condition, useful life, operational impact, and cost.
• Track facility maintenance expenses and assist with development and management of the annual facilities budget.
• Maintain records related to inspections, preventive maintenance, warranties, permits, service agreements, repairs, and facility equipment.
• Ensure facility maintenance activities comply with applicable OSHA requirements, building and fire codes, environmental requirements, and company safety policies.
• Coordinate emergency repairs and respond to urgent facility issues, including after-hours situations when necessary.
• Maintain appropriate inventory of maintenance tools, supplies, and critical replacement parts.
• Partner with Operations, Safety, IT, HR, and other departments to address facility-related needs.
• Identify opportunities to improve facility reliability, appearance, energy efficiency, and overall operating costs.
• Provide regular updates to the Director of Site Development regarding outstanding maintenance items, significant repairs, facility risks, vendor performance, and upcoming needs.
• Perform other duties and special projects as assigned.

Education, Knowledge, Experience, Skills and Abilities Required:

• 5+ years of experience in facilities, building, or industrial maintenance, including at least 2 years in a supervisory or management role.
• Working knowledge of building systems and general facility maintenance, including HVAC, electrical, plumbing, and mechanical systems.
• Experience developing and managing preventive maintenance programs.
• Experience managing contractors, vendors, service agreements, and repair projects.
• Ability to manage multiple facilities, projects, and competing priorities.
• Strong troubleshooting, problem-solving, organizational, and communication skills.
• Experience reviewing proposals, monitoring maintenance costs, and making repair or replacement recommendations.
• Ability to respond to urgent facility needs outside normal business hours when necessary.
• Valid driver's license and ability to travel between company locations as required.
• Valid TWIC (Transportation Worker Identification Card)

Preferred Qualifications

• Associate's or bachelor's degree in Facilities Management, Construction Management, Engineering, Business, or a related field.
• Experience supporting facilities in an industrial, maritime, transportation, logistics, manufacturing, or similar operational environment.
• Relevant facilities, maintenance, or safety training/certifications.

Physical Requirements:

This position requires a combination of office and field work. The employee must be able to walk facilities and job sites, climb stairs and ladders as necessary, bend, kneel, and inspect equipment and building systems. The employee may occasionally be required to lift or move up to 75 pounds and may be exposed to outdoor weather conditions, mechanical areas, noise, and active operational environments.
