Job summary

PBS Facility Service is seeking a Building Superintendent/Handyman to manage daily maintenance and drive preventive tasks across the property. You will create and follow schedules, oversee work orders, and ensure all tasks meet safety standards.

Strong problem-solving and customer-service skills are essential. You will perform electrical, plumbing, painting, carpentry, and general repairs, coordinate with tenants, and keep logs, inspections, and inventories up to date.

Qualifications

• Must have strong problem-solving skills.
• Ability to perform basic repairs in electrical, plumbing, and mechanical systems.
• Ability to paint, plaster sheetrock and carpentry work.
• Good communication and interpersonal skills.
• Superior customer service skills.
• Detail oriented with good scheduling skills.
• Proficient at safely using tools associated with the job.
• Knowledge of building codes and safety standards; valid S-95 Fire safety Certificate.
• Valid driver’s license.
• Able to lift heavy items and maneuver in small spaces.

Responsibilities

• Manage day-to-day building maintenance and ensure timely completion of tasks.
• Maintain the building in top shape through preventive maintenance and inspections.
• Create and implement schedules and checklists for maintenance work.
• Ensure all work is completed properly on a daily basis.
• Update status of work orders in the system and notes if unresolved.
• Keep interior/exterior areas clean and safe; manage safety on site.
• Maintain inventory of tools and supplies and prepare purchase orders.
• Keep licenses/certificates current and FDNY qualifications as required.
• Document project activities and reports; assist property manager as needed.
• Coordinate with tenants and respond to emergencies, ensuring safe operations.
