Job summary

Waters of Wakarusa is seeking a Maintenance Director to lead the maintenance department, plan and implement preventive maintenance, and ensure facility safety and reliability. The role requires coordinating staff, inspecting facilities, and supervising external contractors as needed.

The ideal candidate will have supervisory maintenance experience, knowledge of building systems, and the ability to respond to emergencies on a 24/7 basis. Equal opportunity employer.

Qualifications

• Must possess, as a minimum, a high school education or its equivalent.
• Must have, as a minimum, one year experience in a supervisory capacity, in a maintenance related position.
• Must have a valid driver’s license.
• Must be able to withstand inside and outside environmental conditions, extreme heat, freezing conditions, and a noisy, dirty, dusty, or greasy work environment at times.
• Must be knowledgeable of boilers, compressors, generators, etc., as well as various mechanical, electrical, and plumbing systems.
• Must be knowledgeable in building codes and safety regulations.
• Must be licensed in accordance with current applicable standards, codes, labor laws, etc
• Must be able to handle call outside of normal work hours for maintenance emergencies

Responsibilities

• Plan, organize, develop, and direct the overall operation of the maintenance department.
• Ensure the facility is well-maintained in a safe and comfortable manner.
• Manage staffing and scheduling of maintenance personnel.
• Inspect storage rooms, work rooms, and closets for upkeep and supply control.
• Participate in facility surveys by governmental services.
• Ensure outside services are completed/supervised per contracts/work orders.
• Establish a preventative maintenance program with daily rounds.
• Maintain fire alarm and other fire protection systems.
• Complete carpentry and other building repairs within scope of expertise.
• Monitor and order supplies to keep inventory available.
• Head snow and ice removal for sidewalks.
• Be on call 7 days a week, 24 hours for emergencies.
