Job summary

SEK-CAP, Inc. is seeking a Facilities Maintenance Supervisor to coordinate maintenance across agency properties and lead maintenance staff and contractors. You will ensure safety, reliability, and regulatory compliance while supporting quality housing environments for staff and tenants.

The role requires strong organizational and communication skills, plus experience in facilities management and NSPIRE-related practices. This is an in-person, full-time position with benefits.

Responsibilities

  • Coordinate preventive and corrective maintenance schedules.

Job description

POSITION SUMMARY:

Coordinates maintenance and facility operations for agency-owned, leased, and operated properties, including offices, shelters, housing units, apartments, storage buildings, and land. Supervises Facilities Maintenance staff and contracted service providers. Ensures facilities are safe, functional, well-maintained, and compliant with applicable regulations while supporting quality housing and work environments for staff, tenants, customers, and agency personnel.

ESSENTIAL FUNCTIONS:
Property & Facilities Coordination
  • Maintain and coordinate schedules for preventive and corrective maintenance of agency facilities and properties.
  • Develop, implement, and monitor systems for reporting, tracking, and resolving maintenance needs.
  • Coordinate with the Property Manager to obtain bids and make recommendations regarding repairs, purchases, and facility improvements.
  • Inspect completed work for compliance with applicable standards, specifications, regulations, and agency expectations.
  • Communicate inspection results, maintenance needs, and recommendations to tenants, contractors, and management.
  • Conduct follow-up inspections and re-inspections as needed.
  • Maintain work orders, maintenance records, and related documentation in a timely and accurate manner.
  • Coordinate with the Property Manager to review and process contract labor billing.
  • Ensure program goals, objectives, and outcomes related to facility maintenance are achieved.
  • Support compliance with federal, state, and local housing regulations and program requirements.
  • Coordinate with the Safety and Security Committee to promote facility safety and security.
  • Respond to alarm calls and facility emergencies as needed.
  • Assists with maintaining cameras in working order, ensuring they are clean and recording both day and night.
Maintenance Operations & Personnel Coordination
  • Directly supervise maintenance staff and individuals performing contracted services, consulting with the Property Manager as needed.
  • Recruit, interview, hire, train, assign, and direct maintenance personnel and contract labor.
  • Monitor work quality, productivity, and compliance with agency standards, safety requirements, and regulatory guidelines.
  • Conduct performance evaluations and provide coaching, guidance, and corrective action as appropriate.
  • Address employee and contractor concerns and resolve personnel and operational issues.
  • Recommend and implement improvements to maintenance processes, procedures, and service delivery.
Organizational Responsibilities
  • Maintain and promote positive public relations.
  • Respect and support cultural differences and diverse family structures.
  • Demonstrate good work habits such as arriving on time and adhering to appropriate break times.
  • Attend mandatory training and staff meetings.
  • Responsibility to report any suspected abuse or neglect of children and adults to appropriate authority.
  • Advocate for SEK-CAP, Inc. in the community.
  • Complete required documentation and reports.
  • Maintain and assure confidentiality and privacy of SEK-CAP, Inc. customers.

  • Support management decisions both in actions and words.
  • Obey all traffic regulations and SEK-CAP's vehicle usage policy.

KNOWLEDGE AND EXPERIENCE:

Essential:

  • Proficiency in Microsoft Office Suite, email, data entry, and digital calendar applications.
  • Knowledge of general office equipment and technology.
  • Strong interpersonal, organizational, and communication skills.
  • Ability to interact professionally and effectively with diverse individuals and groups.
  • Ability to prioritize tasks, manage multiple projects, and adapt to changing needs.

Desired:

  • Three years of experience in community housing development, facilities management, property management, construction management, or a related field, including supervisory experience.
  • General knowledge of facility maintenance practices, including HVAC, plumbing, and electrical systems.
  • Experience in carpentry, home inspection, residential construction, or related building trades.
  • Knowledge and application of National Standards for the Physical Inspection of Real Estate (NSPIRE) techniques.
  • Knowledge of housing programs, grant-funded programs, and applicable regulations.
  • Knowledge of supervisory and management principles and practices.
EDUCATION AND QUALIFICATIONS:
  • Current valid driver's license and insurability under the organization's motor vehicle insurance carrier requirements.
  • Associate's degree or bachelor's degree in Construction Management, Facilities Management, Engineering Technology, Building Technology, or a related field preferred; equivalent education and experience may be considered.
  • Have or be willing to obtain National Standards for the Physical Inspection of Real Estate (NSPIRE) Inspection Certification; Lead Based Paint Safe Practices Training Certification.
  • Successfully pass required background checks, health assessments, and drug screening.
  • Obtain CPR and First Aid certification.
