Job summary

Heath Austin Manager LLC is seeking a Maintenance Director to lead the Maintenance Department at a skilled nursing/long term care facility. You will plan, organize, and direct maintenance programs covering electrical, HVAC, plumbing, and structural systems, ensuring safety and regulatory compliance.

You will manage budgets, supervise staff, coordinate with outside vendors, and maintain facility equipment to support resident care and safety standards.

Qualifications

• High school diploma or equivalent.
• Minimum three (3) years’ experience in a supervisory capacity in a maintenance/plant position.
• Licensed in accordance with applicable standards, codes, labor laws.
• Maintenance Director experience in a Skilled Nursing Facility or Long Term Care preferred.
• Working understanding of electrical, HVAC, and various mechanical/architectural systems.
• Valid driver’s license.

Responsibilities

• Plan, develop, organize, implement, evaluate, and direct the Maintenance Department.
• Ensure Life Safety Code compliance and regulatory adherence.
• Review policies and job descriptions annually and suggest revisions.
• Prepare operating and staffing budgets for maintenance and monitor monthly.
• Train staff on safety policies and monitor compliance.
• Oversee preventive and unplanned maintenance across trades (paint, plumbing, carpentry, HVAC, electrical).
• Procure tools and supplies within budget; train others in usage.
• Supervise external vendors to ensure contract/work order completion.
• Maintain fire safety program and OSHA training requirements.
• Support Emergency Preparedness Plan and conduct drills/exercises.
• Develop preventive maintenance instructions for facilities and equipment.
• Schedule department work hours and assign tasks.
• Standardize maintenance methods and ensure regulatory compliance.
• Read blueprints to monitor electrical, HVAC, and system upkeep.
• Operate and assess facility machinery and equipment.
