Capital Consultants Management Corporation in Irving, TX is seeking a Facilities Director to oversee the maintenance of association‑owned properties and lead a proactive operations team. You will manage preventive maintenance, vendor bids, and budget‑driven reports to ensure safe, well‑maintained communities.

The role requires strong leadership, contract literacy, and hands‑on knowledge of building trades, HVAC, electric, and plumbing, with flexibility for after‑hours emergencies.

Qualifications

• Minimum of 5 years in facilities management/maintenance.
• Strong communication skills, written and verbal.
• Ability to read and understand contracts, construction plans, and schematics.
• Ability to establish and maintain relationships with Board, staff, residents, volunteers, and contractors.
• Knowledge of building trades and preventive maintenance programs.

Responsabilités

• Oversees the facility maintenance of association-owned properties.
• Routinely inspects facilities and implements a preventive maintenance schedule.
• Obtains multiple bids for contracted work and issues work orders.
• Builds relationships with vendors and contractors; directs and evaluates performance.
• Reviews invoices prior to payment to ensure accuracy.
• Meets with insurance adjusters for claims involving common property.
• Provides written reports and photo documentation of facility issues.
• Maintains maintenance schedule aligned with the association’s annual budget.
