Job summary

Store Space is seeking a Facilities Coordinator to oversee maintenance, safety, and the appearance of our self-storage facilities. You will lead maintenance technicians, manage vendor relationships, and coordinate preventive maintenance to keep properties operational and secure.

The role works closely with Operations and Transitions to maximize asset longevity, control costs, and ensure a safe, clean environment for customers and staff. Strong planning and communication are essential.

Qualifications

  • High school diploma or GED required.
  • Associate's or Bachelor's degree preferred in Facilities Management, Construction Management, Engineering, or related field.
  • 2–5 years of maintenance or facilities management experience.
  • Experience managing multiple facilities is preferred.
  • Self-storage, commercial real estate, retail, industrial, or hospitality experience is desirable.
  • Valid driver’s license and ability to travel across the portfolio.

Responsibilities

  • Oversee day-to-day maintenance operations for assigned facilities.
  • Lead maintenance technicians and coordinate preventive maintenance programs.
  • Manage bids, contracts, and vendor performance.
  • Ensure compliance with OSHA, fire codes, ADA, and safety policies.
  • Support capital projects and renovations.
  • Minimize disruptions to customers during repairs and improvements.
  • Respond to after-hours emergencies as needed.

Job Title: Facilities Coordinator

Position Summary

The Facilities Coordinator is responsible for overseeing the maintenance, repair, safety, and appearance of a portfolio of self-storage facilities. This position leads maintenance technicians, manages vendor relationships, coordinates preventive maintenance programs, and ensures all properties remain operational, secure, and compliant with company standards. The Facilities Coordinator works closely with Operations and Transitions to provide a safe, clean, and reliable environment for customers and employees while maximizing asset longevity and controlling maintenance costs.

Essential Duties and Responsibilities
Maintenance Operations
  • Manage the day-to-day maintenance operations for assigned self-storage facilities.
  • Oversee preventive maintenance programs for all building systems and equipment.
  • Prioritize and monitor work orders to ensure timely completion.
  • Solicit and evaluate vendor bids for work orders.
  • Ensure all facilities maintain high standards of cleanliness, curb appeal, and functionality.
Building Systems

Oversee maintenance and repair of:

  • HVAC systems
  • Electrical systems
  • Plumbing systems
  • Automatic gates and access control systems
  • Security cameras and surveillance equipment
  • Roll-up doors and unit hardware
  • Lighting systems
  • Roofing and building exteriors
  • Concrete, asphalt, and parking lots
  • Fencing and perimeter security
  • Elevators (where applicable)
Vendor Management
  • Coordinate and oversee contractors and service providers.
  • Obtain bids and negotiate maintenance contracts.
  • Monitor vendor performance and ensure quality workmanship.
  • Verify contractor compliance with insurance and safety requirements.
Safety & Compliance
  • Ensure compliance with OSHA regulations, fire codes, ADA requirements, and company safety policies.
  • Maintain records for inspections, permits, warranties, and preventive maintenance.
  • Serve as primary point of contact for fire marshal, building, and life-safety inspections across assigned facilities.
  • Ensure timely closeout of any life-safety violations or corrective action notices.
Capital Projects
  • Assist with facility renovations, major repairs, and capital improvement projects.
  • Coordinate project schedules with contractors and operations teams.
  • Monitor project timelines, budgets, and quality standards.
Operational Support
  • Collaborate with onsite staff and District Managers to resolve maintenance issues efficiently.
  • Minimize disruptions to customers during repairs and improvement projects.
On-Call & Emergency Response
  • Participate in an after-hours on-call for emergencies as necessary (water intrusion, gate failures, security breaches, fire/life-safety incidents).
  • Respond to or dispatch appropriate resources to emergency situations within company-defined response windows.
Fire & Life Safety
  • Coordinate inspection, testing, and certification of fire extinguishers, fire alarm panels, and (where present) sprinkler systems.
  • Maintain emergency lighting, exit signage, and clear egress paths at all facilities.
  • Ensure fire lanes, Knox Box/rapid-entry access, and fire department connection points remain unobstructed and compliant.
  • Track fire marshal inspection cycles, corrective action deadlines, and life-safety recordkeeping across the portfolio.
Key Performance Indicators
  • Average work order turnaround time by priority level.
  • Preventive maintenance completion rate (on-schedule %).
  • Maintenance cost per unit / per facility versus budget.
  • Vendor SLA compliance and rebid frequency.
Qualifications
Education
  • High school diploma or GED required.
  • Associate's or Bachelor's degree in Facilities Management, Construction Management, Engineering, or a related field preferred.
Experience
  • 2-5 years of maintenance or facilities management experience.
  • Experience managing multiple facilities is preferred.
  • Self-storage, commercial real estate, retail, industrial, or hospitality experience is highly desirable.
Travel & Physical Requirements
  • Valid driver’s license and reliable transportation; regular travel across the assigned multi-state facility portfolio (as required and approved)
  • Ability to lift 50 lbs, climb ladders, and work outdoors in varying weather conditions.
Knowledge, Skills & Abilities
  • Strong knowledge of HVAC, plumbing, electrical, and general building maintenance.
  • Experience with preventive maintenance programs and work order systems.
  • Ability to prioritize multiple projects in a fast-paced environment.
  • Excellent troubleshooting and problem-solving abilities.
  • Strong communication and interpersonal skills.
  • Proficient in Microsoft Office and Monday.com preferred.
  • Ability to read blueprints, technical manuals, and maintenance documentation.
