Job description

A growing Alaska-based hospitality organization is seeking an experienced Facilities, Asset & Project Manager to take companywide ownership of its physical assets, facilities, maintenance infrastructure, and capital projects across a diverse portfolio.

This is a strategic, high-visibility leadership role that goes well beyond traditional facilities or maintenance management. The successful candidate will develop systems, manage vendors and contractors, oversee capital investments, establish preventive maintenance standards, and provide executive leadership with clear recommendations regarding the organization's physical assets.

The portfolio includes restaurants, lodging and resort properties, employee housing, production facilities, warehouses, and corporate/support facilities located throughout Alaska.

Reporting directly to senior executive leadership, this individual will play a critical role in protecting the company's physical assets, controlling capital expenditures, reducing operational risk, and developing the infrastructure needed to support continued growth.

Key Responsibilities
Facilities & Asset Management
  • Provide strategic oversight of facilities, buildings, equipment, infrastructure, and physical assets across multiple properties.
  • Develop and implement companywide preventive maintenance standards and procedures.
  • Establish and maintain a comprehensive asset registry and lifecycle management program.
  • Conduct regular property and facility inspections to identify risks, deferred maintenance, and capital needs.
  • Develop property-condition assessments and scorecards to track asset health and priorities.
  • Evaluate repair vs. replacement vs. capital investment decisions based on cost, risk, operational impact, and asset lifecycle.
  • Ensure critical building and operational systems are maintained to appropriate standards.
  • Oversee commercial HVAC, refrigeration, plumbing, electrical, life-safety systems, generators, commercial kitchens, and related infrastructure.
  • Establish emergency-response procedures for facility and equipment failures.
Capital Projects & Construction
  • Manage capital projects from initial scope through bidding, construction, commissioning, and closeout.
  • Develop project scopes, budgets, schedules, and execution plans.
  • Solicit and evaluate contractor and vendor bids.
  • Manage contractors, architects, engineers, consultants, and other project partners.
  • Review contracts, bids, estimates, invoices, and change orders.
  • Monitor project budgets, timelines, quality, and overall execution.
  • Identify project risks and proactively develop solutions.
  • Ensure projects are completed safely, efficiently, and according to approved specifications.
  • Maintain accurate project documentation and closeout records.
Systems & Process Development
  • Build and implement a comprehensive CMMS/work-order management system.
  • Establish preventive maintenance schedules and accountability standards across the portfolio.
  • Develop standardized work-order procedures and response-time expectations.
  • Create reporting systems to track maintenance activity, recurring issues, costs, and asset performance.
  • Establish vendor performance standards and service-level expectations.
  • Develop emergency-response and escalation procedures.
  • Build a long-term infrastructure that allows the organization to proactively manage its properties rather than react to problems.
Budget & Financial Management
  • Develop and manage annual facilities and capital budgets.
  • Establish long-term capital forecasts and a multi-year capital improvement plan.
  • Develop a five-year capital roadmap aligned with company growth and asset needs.
  • Monitor spending against approved budgets and forecasts.
  • Identify opportunities to reduce operating costs without compromising safety, quality, or asset performance.
  • Analyze lifecycle costs and return on investment when evaluating major repairs, replacements, and capital improvements.
  • Negotiate vendor pricing, contractor bids, service agreements, and project costs.
  • Provide executive leadership with clear financial analysis and recommendations.
  • Build and maintain a reliable network of contractors, vendors, engineers, and service providers.
  • Establish standards for vendor selection, pricing, quality, response times, and accountability.
  • Negotiate bids and service agreements to achieve competitive pricing and quality outcomes.
  • Monitor contractor performance and address issues promptly.
  • Ensure vendors comply with safety, insurance, licensing, and organizational requirements.
Executive Partnership
  • Serve as the primary subject‑matter expert for companywide physical assets and facilities.
  • Provide senior leadership with clear assessments of facility conditions, risks, costs, and recommended actions.
  • Communicate complex facility and capital issues in a concise, business‑oriented manner.
  • Present capital proposals and investment recommendations to executive leadership.
  • Help leadership understand the operational and financial impact of facility decisions.
  • Proactively identify emerging infrastructure risks before they become costly operational problems.
Ideal Candidate Profile

The ideal candidate is a strategic facilities, engineering, construction, or asset‑management leader who can combine technical knowledge with strong business judgment.

This person should be comfortable moving between property inspections, contractor meetings, capital planning, financial analysis, and executive discussions.

Qualifications
  • Minimum 5+ years of progressive experience in facilities, engineering, construction, property management, asset management, or a related field.
  • Demonstrated experience managing multiple properties or locations simultaneously.
  • Strong knowledge of commercial building systems, including:
  • HVAC
  • Plumbing
  • Electrical
  • Life‑safety systems
  • Generators
  • Building infrastructure
  • Proven experience managing capital projects from scope through completion.
  • Strong understanding of construction processes, bidding, contractors, change orders, and project controls.
  • Experience managing operating and/or capital budgets.
  • Experience developing preventive maintenance programs and/or implementing a CMMS/work-order management system.
  • Strong understanding of asset lifecycle management.
  • Demonstrated ability to evaluate repair, replacement, and capital investment decisions.
  • Excellent vendor negotiation and contractor‑management skills.
  • Strong financial and analytical capabilities.
  • Excellent written and verbal communication skills.
  • Ability to communicate effectively with executive leadership.
  • Strong organizational and project‑management skills.
  • Valid driver’s license.
  • Willingness to travel regularly between properties throughout Alaska.
Preferred Backgrounds

Candidates may come from a variety of industries and titles, including:

  • Director of Facilities
  • Regional Facilities Manager
  • Director of Engineering
  • Director of Construction
  • Capital Projects Manager
  • Facilities & Asset Manager
  • Property/Asset Manager
  • Hospitality Construction Executive
  • Facilities leader within a restaurant group
  • Facilities leader within food production or manufacturing
  • Multi‑property hotel/resort operations

Experience within hospitality, restaurants, hotels, resorts, food production, manufacturing, or other asset‑intensive environments is highly desirable.

What Success Looks Like

The successful candidate will help transform facilities and asset management from a reactive function into a proactive, strategic business operation.

Success will include:
  • A comprehensive asset registry across the portfolio
  • Clear property‑condition reporting
  • Improved emergency‑response procedures
  • Better visibility into maintenance and operating costs
  • A structured annual capital plan
  • A long‑term five‑year capital roadmap
  • Strong project controls and accountability
  • Improved asset lifecycle planning
  • Clear executive reporting and decision‑making

This is a hands‑on strategic leadership position.

The ideal candidate will not simply manage maintenance requests or delegate problems to contractors. They will personally understand the condition of the company's properties and assets, identify risks, develop solutions, and drive those solutions through execution.

You should be comfortable walking a property, identifying an infrastructure issue, determining its business impact, developing a budget, obtaining competitive bids, managing the project, and reporting the outcome to executive leadership.

Most importantly, you will bring an owner's mindset to the organization's physical assets and continuously look for ways to protect, improve, and maximize their long‑term value.

$115,000–$135,000 base salary, plus performance incentives and benefits.

Relocation assistance available for the right candidate.

Regular travel throughout Alaska will be required.
