The Facilities and Projects Manager will plan, organize and execute all functions of the Zoo’s Facilities and Grounds team, including the areas of building, exhibit, equipment and vehicle maintenance; groundskeeping, infrastructure and construction projects. The Facilities and Projects Manager will work closely with Zoo Leadership to both maintain the facility, as well as plan for future needs. This person will coordinate and supervise the work of outside vendors and contractors and will liaison with Lehigh County as necessary for joint initiatives. The Facilities and Projects Manager will work closely with Zoo leadership to support the initiatives and strategic direction of the Zoo.

Requirements:
MAIN DUTIES AND RESPONSIBILITIES
- Manage the work order system, including response, prioritization and coordination of maintenance and repair requests and needs.
- Conduct facility inspections and prioritize major and minor maintenance, repair and remodeling projects.
- Complete regular and preventative maintenance tasks as needed, including groundskeeping, traffic control, and snow removal. This will require work during evenings and weekends, including during Winter Light Spectacular.
- Supervise, direct, assign and evaluate the daily work of assigned staff. Train staff in work procedures, standards and safety practices.
- Monitor preventive maintenance plans of the facilities and grounds to include buildings, exhibits, equipment, mechanical and electrical systems, vehicles and repair projects.
- Develop and create an annual maintenance calendar that identifies tasks, budget impact and labor requirements.
- Evaluate and maintain a reliable network of outside vendors and suppliers to ensure cost-effective and timely support of the maintenance and groundskeeping functions.
- Coordinate internal and external resources for the execution of larger maintenance or capital projects. Work with Zoo stakeholders to ensure work does not negatively impact guest or animal experiences. Enforce contractor guidelines for all outside contractors.
- Manage planning, budget and execution of large construction projects. Work closely with all architects, engineers and contractors to ensure that projects run on schedule and any issues are addressed immediately. Actively participate and/or lead in all preconstruction and construction meetings.
- Develop departmental policies and procedures to ensure a safe, efficient and cost-effective operation.
- Prepare and administer department budget; prepare recommendations and justifications regarding budget requests.
- Manage the inventory of maintenance and ground materials in accordance with budget.
- Assure compliance with established safety regulations and precautions by all facilities and grounds staff; provide for effective and training to minimize accidents and injuries.
- Establish and maintain a program of safe equipment operation training for all Zoo employees utilizing power tools, motorized equipment and vehicles, including the management of a lockout & tag out program.
- Work closely with Zoo leadership and management to build relationships between teams and to collaborate on projects as needed. Work with other departments to coordinate and supervise maintenance projects for corporate volunteer groups.
- Work with the President & CEO to ensure communication of facility and infrastructure needs and projects with Lehigh County. Involvement in regular Facilities Committee meetings to help ensure open communication.
- Perform other duties as assigned.
SUPERVISORY RESPONSIBITIIES:
Carries out supervisory responsibilities in accordance with the company policies and applicable laws.
Responsibilities include interviewing, hiring, planning, assigning, directing work, rewarding, disciplining, performance reviews, and addressing complaints and resolving problems of all employees within your department.
KNOWLEDGE OF:
- Principles and practices of facility maintenance and groundskeeping including plumbing, electrical, mechanical, carpentry, and landscaping maintenance.
- Industry & safety standards to ensure compliance.
- Construction blueprints, operation plans, and standard operating procedures.
- Common materials, tools and equipment used in building maintenance, and grounds keeping.
- Principles and practices of vehicle repair and maintenance.
- Applicable laws, codes, regulations and standards governing building construction, maintenance and grounds keeping.
SKILLS COMPETENCIES
- Motivated self-starter with the ability to work independently with purpose and accuracy as well in a group setting
- Ability to develop and maintain effective working relationships and lead small teams
- Good physical strength and endurance - able to lift and manipulate equipment
- Strong organizational, multi-tasking and communication skills

QUALIFICATIONS AND EXPERIENCE
- An associate degree or Certification in a related field such as Facilities Management is .
- A minimum of five (5) years of supervisory experience in a construction or facilities management area background is required.
- May consider an equivalent combination of education, training, and experience which provides the requisite knowledge, skills, and ability for the job.
- Must be willing to work weekends, holidays, and occasional after-hour or overnight assignments, in all weather conditions and during Winer Light Spectacular.
- OSHA 10 and OSHA 30 certifications
- Must possess a valid driver’s license
