GENERAL PURPOSE:

The purpose of this position is to support store development initiatives and ensure successful daily operations by overseeing the maintenance of Harmons' buildings, properties, and assets. Working closely with the Vice President of Store Development, this role is responsible for cost-effective project management through vendor coordination and relationship building to maintain a positive environment.

ESSENTIAL DUTIES & RESPONSIBILITIES:

  1. Assist with developing and executing new and remodel construction projects.
  2. Manage, service, install, maintain, and repair commercial refrigeration and HVAC/R systems.
  3. Oversee food service equipment, electrical, and plumbing systems.
  4. Ensure projects are cost-effective, high-quality, and completed within budget.
  5. Build and maintain positive relationships, fostering a calm atmosphere.
  6. Review proposals and documents, considering environmental impacts when awarding contracts.
  7. Develop contractual agreements with vendors.
  8. Lead preventative maintenance planning and execution.
  9. Resolve issues with general and sub-contractors.
  10. Ensure contractors perform according to plans and specifications.
  11. Anticipate opportunities impacting maintenance schedules and deadlines.
  12. Manage on-site and off-site maintenance projects.
  13. Maintain the list of general and sub-contractors.
  14. Comply with relevant regulations through inspections and repairs.
  15. Manage and coordinate building maintenance repairs.
  16. Oversee purchasing and evaluation of equipment.
  17. Coordinate with sales, merchandising, and category management teams.
  18. Ensure vendor compliance with legal and operational standards.
  19. Coordinate equipment installation and maintenance with vendors.
  20. Complete tasks efficiently and timely.
  21. Stay updated on industry trends and technology.
  22. Communicate effectively and frequently.
  23. Manage the Accruent program for maintenance and asset management.
  24. Deliver excellent customer service to all stakeholders.
  25. Follow store and departmental policies and procedures.
  26. Assist in overall company success as needed.

Marginal Duties & Responsibilities:

Perform other job-related duties as assigned.

Nature of Work Contacts:

  • Regular interaction with associates, customers, vendors, and suppliers.

Training & Qualifications:

Requires a high school diploma or GED; a college degree in relevant fields is preferred; certifications in key maintenance areas are advantageous. Must have knowledge and skills in construction, retail practices, regulations, and technical systems. Strong communication, organization, and relationship-building skills are essential.

Physical/Sensory Demands:

Work involves both office and site environments, requiring physical activities such as lifting, bending, and maneuvering objects up to 50 pounds, with exposure to varying conditions.
