Responsibilities

The Facilities Account Manager provides direct oversight of maintenance engineering operations, janitorial services, vendors, and contractors while ensuring all building systems operate safely, efficiently, and reliably. This role works closely with client stakeholders to align facility services with business objectives and is responsible for developing high-performing teams, maintaining regulatory compliance, and driving continuous improvement initiatives.

Job Description
Client Relationship Management
  • Serve as the primary point of contact for all client facility-related matters.
  • Develop and maintain strong client relationships through regular communication, performance reviews, and proactive issue resolution.
  • Understand client goals and ensure facility services support operational and business objectives.
  • Lead client meetings, provide KPI reporting, and manage service level agreement (SLA) performance.

Facility Operations Management
  • Direct the day-to-day operations of all facility services within the assigned property or portfolio.
  • Oversee integrated services including: Maintenance and engineering operations (Local 99)
  • Janitorial and custodial services (Local 32BJ)
  • Grounds and exterior services
  • Vendor or contractor management
  • Workplace and support services
  • Ensure facilities are maintained in a safe, compliant, and efficient manner.
  • Monitor operational performance, identify trends, and implement continuous improvement initiatives.
  • Maintain compliance with client standards and contractual requirements.
Engineering & Maintenance Leadership
  • Provide leadership and oversight to Chief Engineers, Building Engineers, Maintenance Technicians, and service providers.
  • Ensure effective operation and maintenance of HVAC, electrical, plumbing, life safety, and building automation systems.
  • Oversee preventive and predictive maintenance programs to maximize asset reliability and reduce downtime.
  • Review maintenance performance metrics and drive operational efficiencies.
  • Support troubleshooting efforts, root cause analysis, and corrective action planning for critical equipment and systems.
  • Coordinate emergency response activities and support business continuity efforts.
Janitorial & Soft Services Management
  • Manage janitorial and custodial operations to ensure facilities consistently meet cleanliness and appearance standards.
  • Oversee janitorial staffing, schedules, quality inspections, and performance management.
  • Ensure cleaning programs align with client expectations and contractual requirements.
  • Conduct routine audits and implement quality improvement initiatives.
  • Coordinate special cleaning projects and event support as required.
Vendor & Contract Management
  • Manage relationships with service providers, contractors, and vendors.
  • Monitor vendor performance to ensure compliance with safety, quality, and contractual requirements.
  • Review scopes of work, proposals, contracts, and service agreements.
  • Conduct routine vendor evaluations and support procurement initiatives.
  • Review and approve vendor invoices and service-related expenditures.
Financial Management
  • Develop and manage operating budgets for facility services.
  • Support account financial performance through forecasting, cost control, and variance reporting.
  • Monitor labor, materials, utilities, and contracted service expenses.
  • Identify opportunities for operational efficiencies and cost savings while maintaining service quality.
  • Assist with capital planning and asset lifecycle management initiatives.
Leadership & Team Development
  • Lead, coach, and develop engineering, maintenance, and janitorial teams.
  • Foster a culture of safety, accountability, customer service, and operational excellence.
  • Conduct performance evaluations, workforce planning, training, and employee development activities.
  • Ensure staffing levels appropriately support operational requirements.
  • Promote collaboration among team members, vendors, and client stakeholders.
Safety & Compliance
  • Ensure compliance with all applicable federal, state, local, and client-specific regulations.
  • Maintain safe working conditions and support company safety initiatives.
  • Ensure inspection readiness and compliance with life safety and regulatory requirements.
  • Maintain operational documentation, maintenance records, and audit requirements.
  • Support incident investigations and corrective action programs.
