Job summary

Heritage Hill Capital Partners in St. Louis, MO is seeking an Experienced Maintenance Manager (HVAC / General Maintenance) to lead operations at one of our apartment communities.

This role sits at Level 3 of our Maintenance Career Path, requiring hands-on HVAC experience and prior crew leadership. You will manage the maintenance budget, plan unit turns, oversee HVAC, plumbing, and light electrical work, and develop your team while partnering with property management and leadership on capital

Qualifications

• 5-7+ years of hands-on HVAC, maintenance or skilled-trades experience.
• Experience leading and developing a maintenance or skilled-trades team.
• HVAC/EPA 608 certification preferred, or willingness to obtain.
• Experience managing budgets and repair-vs-replace decisions.
• Familiarity with work-order systems (Yardi, AppFolio, RealPage) is a plus.
• Strong communication skills in occupied resident homes.

• Lead, coach and develop a team of maintenance technicians.
• Oversee HVAC, plumbing, general repair and light electrical work.
• Own the property's maintenance budget, including spend and variances.
• Plan unit turns, preventive maintenance and projects beyond daily work orders.
• Keep make-ready, service request and training systems current.

This is Level 3 of our five-stage Maintenance Career Path - built for someone with strong hands-on HVAC and general maintenance experience who has led a crew and is ready to take greater ownership of the people, priorities, budget, and performance of a maintenance operation.

What You'll Own

What We're Looking For

• 5-7+ years of hands-on HVAC, general maintenance or skilled-trades experience
• Previous experience leading and developing a maintenance or skilled-trades team
• HVAC/EPA 608 certification preferred, or willingness to obtain
• Experience managing budgets, costs and/or repair-vs.-replace decisions
• Familiarity with Yardi, AppFolio, RealPage or similar work-order systems is a plus
• Strong communication skills and comfort working in occupied resident homes
• A leader who can coach others and welcomes coaching themselves - ongoing, two-way feedback is part of how we operate
• Ability to meet the physical demands of the role, including regularly walking the property, climbing ladders and lifting/carrying up to 50 lbs.
• Must pass a background check
