Job summary

2B Residential is seeking an experienced hands-on Maintenance Supervisor to lead day-to-day maintenance at Promenade at New Town in St. Charles, MO.

The role covers HVAC, electrical, plumbing, carpentry, and overall property upkeep with a focus on safety, compliance, and tenant experience. You will supervise a maintenance team, manage budgets and contracts, and ensure timely work orders, inspections, and preventive maintenance programs.

Qualifications

• HVAC, electrical, plumbing, carpentry, and general building systems knowledge required.
• Experience leading maintenance teams and managing vendors.
• Valid driver’s license and automobile insurance required.
• CPO Certification preferred or required where applicable.

Responsibilities

• Operate and ensure proper performance of HVAC, electrical, plumbing, carpentry, drywall, and general building systems.
• Develop and supervise daily maintenance team activities, including planning and scheduling.
• Complete maintenance requests per leasing staff, adhering to emergency and privacy guidelines.
• Inspect apartments before and after move-in/move-out and after turnover.
• Perform regular property inspections to maintain cleanliness and identify problems.
• Inspect buildings and grounds to ensure safety and cleanliness; alert the team to needed repairs.
• Negotiate and manage service & maintenance contracts; obtain bids and oversee contractor work.
• Prepare, execute, and monitor maintenance budget and ensure expense control.
• Review and submit property invoices accurately per guidelines.
• Communicate with manager regarding overall maintenance function.
• Ensure excellent customer service to tenants and promote quality living experiences.
• Manage building access systems and maintain daily maintenance logs.
• Establish and ensure routine equipment inspections, lubrication, and adjustments.

Pay Range: $32.00 dollars per hour

What You’ll Do

The Maintenance Supervisor is responsible for the day-to-day maintenance operations of an assigned property and ensures that the overall physical aspects of the property meet the Company’s established standards and any applicable laws. This position is also responsible for quality control, purchasing and supply management, budgeting, Risk Management, and personnel administration.

Key Responsibilities Include:

• Operate and/or ensures proper performance of HVAC, electrical, plumbing, carpentry, dry walling, exterior structural and appliances
• Develop and supervise the daily activities of the maintenance team, such as planning and preparing work schedules, assigning tasks and delegating work, monitoring progress andworkflow, reviewing work for timeliness and accuracy and appraising work performance
• Complete maintenance requests as indicated by leasing staff, adhering to all emergency and privacy guidelines
• Inspects apartments before and after move-in and move-outs, as well as after the apartment has been turned
• Performs property inspections on a regular basisin order tomaintain cleanliness and identify problems
• Inspects buildings and grounds to ensure safety and cleanliness, and alerts maintenance team to items that need to be repaired
• Under Manager’s direction, negotiates and manages service & maintenance contracts to ensure cost effectiveness and quality service. Obtains bids from outside contractors as well as oversees contractor work for completeness.
• Prepares, executes, and monitors maintenance budget and ensures expense control
• Reviews, prepares, and submits property invoices accurately and in accordance with established guidelines.
• Communicates with manager regarding the overall maintenance function at the property
• Ensures excellent customer service to prospective and current tenants, and promotes a quality living experience for all residents
• Manage building access systems.
• Sets up and maintains daily log of work completed by all maintenance staff.
• Establishes and complies with comprehensive program to ensure all equipment is inspected, tested, lubricated, adjusted, etc., regularly and as frequently as recommended by manufacturer

What We're Looking For:

• HVAC Certification required
• EPA Universal Certification, or EPA Type I & II required
• 3-5+ years of multifamily maintenance experience, including supervisory or lead maintenance experience preferred
• Strong technical knowledge of HVAC, electrical, plumbing, appliance repair, carpentry, drywall, and general building systems
• Proven experience leading, training, and developing maintenance teams
• Experience managing vendors, service contracts, and maintenance budgets
• Strong understanding of preventative maintenance programs and asset preservation
• Exceptional customer service and communication skills
• Ability to prioritize and manage multiple projects in a fast-paced environment
• CPO Certification preferred or required where applicable
• Valid driver's license, automobile insurance, and reliable transportation required
