Monarch Investment and Management Group is seeking a Property Manager II for our Greenwood, IN property. The on-site role oversees day-to-day operations, budgeting, and tenant relations to achieve strong occupancy and NOI.

You will manage leases, coordinate marketing, supervise on-site staff, and ensure timely payments. The package includes robust benefits and growth opportunities within a values-driven company.

Qualifications

• 5+ years' experience in multi-family rental housing.
• Excellent computer skills and ability to navigate industry software.
• Ability to provide great customer service to residents.

Responsibilities

• Operates the property within the financial guidelines (The Budget).
• Makes recommendations to increase income, decrease expenses and grow net operating income.
• Ensures property is leased at or above market occupancy and rent levels based on owner's guidelines.
• Ensures all property marketing is current, accurate, relevant and effective.
• Directs activities of on-site personnel and maintains a positive working environment.
• Process all invoices generated by the property and ensure timely payment.
• Post, collect, track and manage delinquency of rental income.
• Builds and maintains a resident community and relationships.
• Aims for high tenant renewals.
