Job summary

Robbins Property Associates seeks a Maintenance Supervisor to oversee on-site maintenance and preservation for our Waters Pointe community in South Pasadena, FL. This full-time role requires HVAC certification and strong leadership to ensure property readiness and resident satisfaction.

The position involves on-call coverage, managing the maintenance team, budget oversight, safety compliance, and hands-on support as needed to maintain a premier living environment.

Qualifications

• Minimum of three years on-site apartment managerial and maintenance experience.
• EPA Type II or Universal certification required.
• Must be able to interact with residents and vendors professionally.
• Must be able to direct, motivate, train and develop subordinates.
• On-call with potential evenings, weekends and holidays.

Responsibilities

• Oversee maintenance and preservation for the community in line with Fair Housing laws.
• Direct, supervise and train maintenance staff.
• Manage operating budget for repairs and maintenance expenditures; monitor inventory and ordering.
• Coordinate with Property Manager on safety, budgets and maintenance tasks.
• Perform hands-on maintenance as needed to keep property market-ready and maintained.

Robbins Property Associates, a national multi-family management company, seeks a highly motivated and experienced Maintenance Supervisor to join our Team.

Position Summary:

The Maintenance Supervisor is responsible for organizing, directing and managing the overall maintenance and preservation for the Community.

Job Duties:

• Understands and complies with Fair Housing laws and standards
• Must be able to interact with residents and vendors in a friendly, inviting, and professional manner.
• Minimum of three years on-site apartment managerial and maintenance experience.
• Must have average written and oral communication skills with basic computer skills.
• Must be able to direct, motivate, train and develop subordinates

This is an on-call position which may result in evening, weekend and holiday coverage.

• EPA Type II or Universal certification is required
• Able and willing to work flexible schedule and be on-call, weekend, holiday and evening as required.
• Supervises maintenance staff and ensure all areas of the community are maintained.
• Works with Property Manager in managing all maintenance related tasks: Operating budget for repair and maintenance expenditures; Inventory levels and supplies ordering; Safety compliance.
• Works hands-on as required or directed by Property Manager to take care of a variety of facility maintenance requirements ensuring market-ready, occupied and preventive maintenance is performed on a timely basis and to ensure preventive maintenance schedules are followed.
• Tracks, monitors, and follows up on resident’s work orders and scheduled work.
• Inspects and completes apartment walk through check list on all vacant units.
• Supervises training program for the use of safety equipment in keeping with the Company Safety Program.
