Existing Building Decarbonization Project Manager
Job Description & Key Responsibilities

We are seeking a Project Manager to plan, coordinate, and deliver Existing Building Decarbonization projects, including benchmarking, holistic building assessments, BEPS consulting, energy audits, retro-commissioning, electrification and decarbonization concepts, and implementation of energy efficiency and decarbonization projects. Project Managers work independently on complex projects while collaborating closely with clients, contractors, and internal teams. They apply sound engineering judgment, adapt standard practices, and develop effective solutions to technical and operational challenges, supported by an experienced multidisciplinary team. They use their extensive professional network to expand the market outreach for Existing Building Decarbonization projects.

The overall objective of this position is to initiate, plan, coordinate, manage, and deliver energy efficiency and decarbonization projects, with a strong focus on quality, cost effectiveness, and client satisfaction.

Main responsibilities of the Project Manager include (but are not limited to):

  • Independently plan, manage, and execute all aspects of energy engineering, energy auditing, deep energy retrofits, retro-commissioning and related projects from the scoping and proposal stage through close out, with focus on existing buildings decarbonization.
  • Identify energy efficiency, electrification, and decarbonization measures and projects for existing buildings, portfolios, campuses, and communities.
  • Lead comprehensive building performance optimization, including facility diagnostics, building analytics, controls optimization, and retrofits to deliver holistic BEPS compliance strategies.
  • Lead energy modeling and building performance simulations and perform life-cycle cost analyses to evaluate the ROI and overall economic feasibility of various decarbonization strategies, including high‑efficiency HVAC systems and the integration of geothermal and other renewable energy sources.
  • Advise clients on BPS compliance strategies in various jurisdictions and coordinate with regulatory bodies to ensure projects meet program requirements.
  • Develop long-term energy master plans and capital improvement roadmaps, assisting clients in aligning facility operations with institutional sustainability goals and net‑zero targets.
  • Lead hands‑on troubleshooting efforts and coordinate resolution of system performance issues.
  • Witness testing, inspections, and system verification activities.
  • Collect, analyze, document, and present technical data to support project decisions.
  • Prepare in‑depth technical reports and project documentation for clients.
  • Support clients with project management, navigating RFPs and bid solicitations, construction management, and building operations.
  • Maintain regular, professional communication with clients, contractors, and project stakeholders.
  • Maintain direct responsibility for quality, schedule adherence, and cost effectiveness of all project deliverables.
  • Provide technical guidance and mentorship to junior engineering staff, ensuring the rigorous application of engineering principles and adherence to ASHRAE and other industry standards across all project phases.
  • Support commissioning, building performance analytics, and sustainability related projects and tasks as assigned.
  • Coordinate effectively with internal Baumann teams to ensure alignment with project objectives and firm standards.
Requirements & Qualifications

The position requires the ability to work independently and collaboratively in a consulting environment, with significant opportunity for professional growth within a growing organization.

The following qualifications are required:

  • Bachelor’s degree or Master of Science (M.S.) in Mechanical, Electrical, Architectural Engineering, or related field.
  • Minimum of 5+ years of experience in the US / North America in delivering energy efficiency and decarbonization projects for commercial, multi‑family, institutional, and industrial buildings with proven economic success and client satisfaction.
  • Possession of at least one of the following credentials:
    • Professional Engineer (P.E.)
    • Certified Energy Manager (CEM)
    • ASHRAE Building Energy Assessment Professional (BEAP)
    • Commissioning certification (BCxP, CCP, or equivalent)
  • Experience with BEPS programs and requirements in Washington DC, Montgomery County, Maryland, and familiarity with BPS programs in other jurisdictions.
  • Familiarity with utility incentive programs in the DMV area and other regions.
  • Well‑connected in the real estate industry with a strong network for outreach and relationship building.
  • Thorough knowledge of common commercial HVAC systems and components.
  • Working knowledge of plumbing and electrical systems.
  • Effective construction site communication skills.
  • Must be able to meet eligibility requirements to access government facilities.
  • Residency within the Washington, D.C. metropolitan area.
  • Ability to work onsite up to 2–3 days per week at client sites within the Washington, D.C. and Baltimore metropolitan areas.

Preferred Qualifications

  • Prior experience working with incentive programs.
  • End‑use experience with BAS systems.
  • Experience with portfolio and campus scale projects.
