Job summary

Aquent is partnering with a leading real estate firm in Boston to recruit a strategic asset manager who will drive performance across a diverse portfolio of commercial and residential assets. You will shape strategy, optimize occupancy, and lead redevelopment initiatives to maximize value.

You will manage cross-functional teams, oversee capital budgets, and collaborate with brokers, architects, and engineers to deliver projects on time and within budget, guiding the portfolio toward sustained

Qualifications

  • 7–12+ years of progressively responsible experience in commercial real estate asset or property management.
  • Proven track record managing multi-asset portfolios and leading cross-functional teams.
  • Deep understanding of commercial lease structures (NNN, gross, base year, percentage rent, etc.).
  • Strong financial acumen, including budgeting, forecasting, and performance analysis (NOI, IRR, occupancy trends).
  • Demonstrated success negotiating leases and managing complex tenant relationships.
  • Experience overseeing capital projects, renovations, and/or redevelopment initiatives, particularly office-to-residential conversions.
  • Working knowledge of building systems to oversee major projects.
  • Excellent leadership, communication, and decision-making skills.
  • Experience with property management and financial reporting software.

Responsibilities

  • Provide strategic oversight for a diverse real estate portfolio, encompassing office, retail, and mixed-use properties.
  • Develop and execute comprehensive asset management plans, ensuring alignment with ownership objectives and market trends.
  • Drive NOI growth through occupancy optimization, revenue enhancement, and expense control.
  • Identify and capitalize on value-creation opportunities, including redevelopment and capital investments.
  • Lead complex lease negotiations, renewals, and restructurings with brokers and legal counsel.
  • Develop and implement innovative leasing strategies to attract high-quality tenants.
  • Conduct rigorous financial and operational due diligence for prospective tenants.
  • Cultivate and maintain strong tenant relationships, resolving escalated issues.
  • Oversee planning, budgeting, and execution of capital projects and tenant improvements.
  • Partner with architects and contractors to ensure on-time, within-budget project delivery.
  • Identify opportunities to enhance asset value through modernization and reconfiguration.
  • Lead, mentor, and develop property management and maintenance teams.
