Job summary

Turner & Townsend are seeking a Preconstruction Due Diligence Consultant to lead the initial site selection and planning for a rapid network of EV service centers. You’ll assess feasibility, navigate zoning and permitting, and align with internal teams to ensure each location is ready for development.

Qualifications

• Bachelor’s degree in Urban Planning, Real Estate Development, Construction Management, or related field.
• 3+ years of zoning, entitlements, and due diligence experience for commercial, industrial, or infrastructure projects.
• Proven track record managing multi-site development programs in fast-paced environments.
• Strong leadership and stakeholder management with cross-functional/external agencies.
• Excellent written and verbal communication, including executive-level reporting/presentations.

Responsibilities

• Coordinate end-to-end due diligence for potential new site acquisitions.
• Review third-party reports (Phase I/II ESAs, ALTA surveys, PCAs) and provide actionable recommendations.
• Identify site risks early and propose mitigation strategies and alternatives.
• Evaluate site access, traffic patterns, and ingress/egress feasibility.
• Interpret landlord/tenant obligations for base building construction.
• Align with Real Estate, Design & Construction to meet operational/infrastructure needs.
• Collaborate with Entitlements to identify permitting risks and develop solutions.
• Create and maintain standardized due diligence processes, checklists, and reporting tools.
• SOX control responsibilities may apply.
