Job description

JCQ Services is seeking an experiencedEstimator to develop accurate and competitive estimates for commercial construction and renovation projects. This position supports the estimating process from bid review through proposal submission, including quantity takeoffs, cost analysis, subcontractor bidding, scope review, and bid documentation.

The ideal candidate combines construction knowledge, subcontractor estimating experience, attention to detail, and strong communication skills with the ability to useAI, automation, and data-driven toolst to improve estimating efficiency and accuracy.

KEY RESPONSIBILITIES & ONGOING DUTIES

Estimating & Bid Management

• Review drawings, specifications, schedules, and bid documents to determine project scope and requirements.
• Prepare estimates for labor, materials, equipment, subcontractors, general conditions, and project duration.
• Perform quantity takeoffs, cost analysis, scope reconciliation, subcontractor bid leveling, and value engineering.
• Support estimates for commercial construction and complex renovation projects, including hospitality and hotel renovations.
• Identify scope gaps, exclusions, inconsistencies, and potential cost risks.
• Prepare Invitations to Bid, subcontractor bid lists, scope sheets, leveling documentation, and other estimating documents.
• Maintain accurate Bid Logs, CRM records, and project estimating documentation.
• Support Bid Day activities, technical proposals, and Alternative Delivery projects

AI, Technology & Process Improvement

• Use approved AI, automation, and estimating technologies to support takeoffs, document analysis, bid comparisons, cost analysis, and estimate development.
• Use historical project and cost data to support pricing and estimating decisions.
• Identify opportunities to streamline repetitive estimating and administrative activities.
• Validate AI-generated information against project documents, subcontractor pricing, and professional judgment.
• Support the implementation of new estimating tools and processes within Preconstruction.

Subcontractor, Supplier & Client Relations

• Build and maintain relationships with qualified subcontractors and suppliers.
• Solicit, analyze, clarify, level, and negotiate subcontractor and supplier proposals.
• Attend pre-bid meetings, job walks, scope reviews, and proposal meetings.
• Coordinate with Preconstruction, Program Management, Project Management, and other internal teams throughout the bid process.
• Communicate scope, pricing, assumptions, and bid requirements clearly to internal and external stakeholders.

Required Qualifications

• 5+ years of construction estimating or preconstruction experience, preferably with a general contractor.
• Experience estimating commercial construction, renovation, or similar projects.
• Strong experience with quantity takeoffs, subcontractor scope review, bid coverage, bid leveling, and proposal analysis.
• Working knowledge of construction methods, materials, drawings, specifications, and subcontractor scopes.
• Proficiency withProcore, estimating/takeoff technologies, Microsoft Excel, and standard business applications.
• Experience withMicrosoft Project or equivalent scheduling software.
• Strong analytical, organizational, communication, negotiation, and problem-solving skills.
• Ability to manage multiple estimates and deadlines with accuracy.
• Ability to adopt and effectively use new technologies, including AI-enabled estimating and productivity tools.

Preferred Qualifications

• Bachelor's degree in Construction Management, Civil Engineering, Building Science, or a related field, or equivalent relevant industry experience.
• Experience estimating hospitality, healthcare, education, and/or technology projects.
• Experience with hotel renovations, room remodels, or projects in active or occupied environments.
• Experience with Bid-Build, Design-Build, CM/GC, or other Alternative Delivery methods.
• Experience with AI-powered estimating, takeoff, document analysis, or construction technology tools.

Physical Requirements

• Ability to work at a computer for extended periods and perform the essential functions of the position.
• Ability to walk active construction sites, including uneven surfaces and stairs, as required.
• Ability to wear required personal protective equipment (PPE) during site visits.

Work Environment & Schedule

This is afull-time, in-person position requiring 40 hours per week. Regular and reliable attendance is an essential requirement of the position.

The role operates primarily in a professional office environment with periodic travel to construction sites, client locations, pre-bid meetings, and other business locations. Site visits may involve typical active construction conditions.

Travel between company locations, project sites, and client locations may be required based on business needs.
