A leading construction firm in Houston is seeking an Estimating Manager 2 to oversee the estimating and bid process for complex projects. Job description

Overview

Role: Estimating Manager 2. Responsible for reviewing and executing bids on multiple and/or more complex projects. Supports all aspects of the estimating and bid process, from plan/spec review to soliciting and negotiating prices from contractors and suppliers, aligned with JE Dunn’s strategy, vision, and values.

Responsibilities — Core
  • Performs quantity survey of materials shown on project plans.
  • Reads and outlines project specifications.
  • Maintains an audit trail of the quantity survey from estimate to estimate.
  • Supports vendor/subcontractor pricing, bid solicitation, and coordination.
  • Supports distribution of plans and specifications to vendors/subcontractors.
  • Works collaboratively with stakeholders, including project team members, subcontractors, vendors and clients.
  • Gains self-perform estimating experience and field operational exposure through onsite project support where opportunities exist.
Responsibilities — Additional Core
  • Prepares complex cost estimates for competitive bids and negotiated proposals for multiple projects.
  • Prepares material and other cost summaries for quotes from vendors.
  • Tracks value-creation items from development through inclusion in project documentation.
  • Develops and manages scopes of work for all trades, including responsibility matrix, plans/spec distribution, pricing, bid solicitation, and coordination for vendors/subcontractors.
  • Uses project schedule and logistics knowledge in project estimates.
  • Collaborates with operations for constructability and coordination reviews of project documents.
  • Delivers professional and comprehensive deliverables at the completion of major estimates.
  • Improves project profitability by applying understanding of insurance structures, fees, and rates.
  • Completes review and execution of bid forms and bid bonds; participates in bid day activities.
  • Applies project schedule knowledge to preconstruction efforts.
  • Applies subcontractor market knowledge and prequalification of subcontractors.
  • Provides system analysis of building components and MEP systems; assists operations with project logistics, staging, and phasing plans.
  • Reviews financial risk to the company and ensures fee enhancements are within estimates; partners with operations to assess and mitigate risk.
  • Develops and maintains client and subcontractor relationships.
  • Presents and sells estimates and proposals; participates in procurement presentations.
  • Coordinates feasibility studies on life-cycle costs of building systems.
  • Leads efforts to assemble, analyze, and store project cost history.
  • Provides training and mentorship to others.
Knowledge, Skills & Abilities
  • Ability to perform work accurately and in a timely manner.
  • Verbal and written communication skills (Intermediate).
  • Ability to conduct effective presentations.
  • Proficiency in MS Office with emphasis on Excel (Intermediate).
  • Ability to read and understand drawings and specifications (Advanced).
  • Proficiency in construction estimating software (Advanced).
  • Proficiency in required construction technology.
  • Knowledge of construction management means and methods (Intermediate).
  • Knowledge of field operations through project support.
  • Ability to prepare quantity surveys.
  • Knowledge of Lean process and philosophy.
  • Knowledge of specific trades and scopes of work (Advanced).
  • Knowledge of self-perform and labor productivity.
  • Knowledge of MBE, WBE, and SBA regulations (Intermediate).
  • Ability to develop General Requirement estimates.
  • Ability to develop proficiency in Lens, Revit, and/or ASE software.
  • Ability to build relationships and collaborate within a team, internally and externally.
Education
  • Bachelor’s degree in construction management or related field (Preferred)
  • In lieu of the above, equivalent relevant experience will be considered.
Experience
  • 5+ years estimating experience required.
  • Preference for a total of 8+ years of construction experience.
Working Environment
  • Valid and unrestricted driver’s license required
  • Must be able to lift up to 10 pounds
  • May require periods of overnight travel
  • Must be willing to work non-traditional hours to meet project needs
  • Normal office environment, but may be exposed to extreme conditions (hot or cold)
  • Frequent activity: Sitting, viewing computer screen
  • Occasional activity: Standing, walking, bending, climbing, reaching above shoulder, pushing, pulling
