Job summary

Position Overview

We are seeking an experienced Estimating Manager to support preconstruction and estimating activities for large-scale commercial construction projects. This position is responsible for developing detailed estimates for competitive bids and negotiated work, coordinating subcontractor and vendor pricing, and identifying cost-effective construction approaches.

The ideal candidate has hands-on commercial general contractor experience and can independently develop estimates for projects valued at $20 million or more. The role also involves collaboration with operations and field teams as well as coaching and mentoring less-experienced estimators.

Key Responsibilities

• Develop comprehensive cost estimates for competitive bids and negotiated commercial construction projects.
• Perform detailed quantity takeoffs based on drawings, specifications, and other project documentation.
• Review and interpret construction plans and technical specifications.
• Maintain organized estimating documentation and traceable quantity takeoff records.
• Develop scopes of work across multiple trades and establish clear responsibility matrices.
• Solicit, evaluate, and coordinate pricing from subcontractors and vendors.
• Prepare summaries of material, subcontractor, vendor, and other project costs.
• Coordinate distribution of drawings, specifications, and bid information to trade partners.
• Incorporate project schedules, site logistics, staging, and phasing considerations into estimates.
• Assist with analysis of building components and MEP systems.
• Partner with operations and field teams to identify practical and cost-efficient construction methods during preconstruction.
• Coordinate bid-day documentation, general requirements, and procurement-related presentations.
• Track value-creation opportunities through development and inclusion in project estimates.
• Produce accurate, professional estimating deliverables at major estimating milestones.
• Apply knowledge of project fees, rates, and insurance structures when evaluating profitability opportunities.
• Build productive working relationships with subcontractors, vendors, project teams, and other stakeholders.
• Provide training, coaching, and mentorship to junior estimating professionals.
• Participate in occasional onsite project support to strengthen understanding of field operations.
• Travel occasionally as business needs require.

Required Qualifications

• Bachelor's degree.
• 2–5 years of relevant commercial construction estimating experience.
• Current or recent experience working directly with a medium or large commercial general contractor.
• Demonstrated ability to independently develop commercial construction estimates for projects valued at $20 million or more.
• Experience with commercial construction quantity takeoffs and estimating.
• Proficiency with On-Screen Takeoff software.
• Strong Microsoft Excel skills.
• Experience using BuildingConnected.
• Ability to develop scopes of work and coordinate subcontractor and vendor bids.
• Established ability to work effectively with trade partners and project stakeholders.

Preferred Qualifications

• Experience coaching, managing, or mentoring junior estimators.
• Strong relationships with commercial construction subcontractors and trade partners.
• Experience supporting project logistics, staging, and phasing during preconstruction.
• Familiarity with building systems and MEP estimating.
• Ability to provide a project list outlining previous projects and individual responsibilities.
