Job summary

Inspired Title Services, a builder affiliate account to Taylor Morrison’s title company, seeks an Escrow Post Closing Auditor in Texas to audit and finalize post-closing files. You will ensure documentation, compliance, and final policy preparation, delivering packages to transaction parties.

Requirements include 2 years escrow experience, Texas ESC license or ability to obtain within 30 days, and strong communication skills. Proficiency with SoftPro, RamQuest, and ResWare is expected.

Qualifications

  • Two (2) years of escrow experience.
  • Texas applicant only: Escrow License or ability to obtain within 30 days from hire date.
  • Must be of high integrity, technical competence and high moral character.
  • Strong communications skills – written, verbal, and listening.
  • Proficient in title production software (SoftPro, RamQuest, ResWare).

Responsibilities

  • Audit closed title files for accuracy, completeness and compliance.
  • Communicate with parties to resolve questions regarding the title file.
  • Review and verify documents for curative matters, releases, and satisfactions.
  • Verify names, vesting, notaries, legal descriptions, lien info, and record via Simplifile.
  • Balance the file, disburse funds, and verify wire transfers.
  • Prepare closing transmittals, recordings, and delivery of packages.

Job Description Summary

As an Escrow Post Closing Auditor working for Inspired Title Services, a builder affiliate account to Taylor Morrison’s title company, you will be responsible for all post-closing functions, including auditing the file to ensure all requirements have been met/satisfied, appropriate documentation has been obtained and is documented in the file, and for the preparation of final policies in accordance with final markup and pro forma, and delivery of same to the appropriate parties to the transaction.

What You’ll Do
  • Review, verify, organize and audit closed title files to ensure accuracy, completeness and compliance with company and regulatory guidelines
  • Communicate with appropriate parties to resolve questions and concerns regarding title file
  • Review and verify documents relative to all curative matters, including satisfactions and releases
  • Review/ verify names on contract, buyer identification, vesting, completion of notary acknowledgements, legal descriptions, and lien information, and record documents via Simplifile
  • Review Simplifile recording fees collected are accurate versus amount collected
  • Disburse file
  • Prepare receipts/deposits for all funds received from customers and/or lenders
  • Send and receive funding authorization from the lender
  • Balance the file, disburse all funds and verify outgoing wire transfers
  • Prepare and copies for disbursement and closing transmittals
  • Prepare and ship closing packages: Verify that documents are properly signed by all parties
  • Prepare documents for recording with various counties, while ensuring documents meet recording regulations
  • Verify legal descriptions and acknowledgements
  • Distribute recorded Deed of Trust to the lender
  • Perform other duties as assigned

  • Highly proficient level of computer skills in title production and closing software (e.g. SoftPro, Ramquest, ResWare) including spreadsheet, word processing, and power point
  • Proficient in using communication tools such as phone and computer, including Microsoft Suite
  • Ability to manage key timeframes and strict deadlines
  • Deliver outstanding customer service through clear verbal and written communication, collaborating effectively with both internal and external customers

FLSA Status: Non-Exempt

This position is considered a non-exempt position for purposes of wage-hour law, which means that you will be required to keep a time record and will be eligible for overtime pay.

Physical Demands

Must be able to remain in a stationary position up to 50% of the time.

The ability to frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 25 pounds.
