Responsibilities

  • Review title commitments, tax certificates, and property abstracts to identify defects and encumbrances.
  • Order, collect, and review documents such as Affidavits of Heirship, Quitclaim Deeds, Lien Releases, Subordinations, or Correction Deeds.
  • Coordinate with probate attorneys and family members to confirm legal heirs and clear vested interests.
  • Order payoff demand letters and negotiate lien settlements with lenders, tax authorities, HOA boards, and contractors.
  • Coordinate with title officers and closing attorneys to clear title contingencies prior to closing.
  • Maintain real-time status updates and organized files in internal systems.

Position Overview

We are seeking a detail‑oriented, solution‑driven Escrow Professional to join our Houston team. In this role, you will play a critical part in pushing transactions across the finish line by reviewing title commitments, clearing title defects, and managing escrow pipelines for properties under contract. You will act as the primary liaison between sellers, title companies, county offices, probate attorneys, and internal teams to ensure clean title and smooth, on‑time closings.

Key Responsibilities
  • Title Review & Processing: Analyze title commitments, tax certificates, and property abstracts to identify title defects, unreleased liens, municipal encumbrances, or gaps in ownership.
  • Title Curative Work: Order, collect, and review necessary legal and corrective documents (such as Affidavits of Heirship, Quitclaim Deeds, Lien Releases, Subordinations, or Correction Deeds).
  • Estate & Heirship Coordination: Work through complex Texas probate and heirship scenarios, collaborating with family members and attorneys to confirm legal heirs and clear vested interest issues.
  • Payoff & Lien Negotiation: Communicate directly with lenders, tax authorities, HOA boards, judgment holders, and contractors to order payoff demand letters and negotiate lien settlements.
  • Closing Preparation: Coordinate with title officers, closing attorneys, and sellers to clear all title contingencies prior to closing.
  • Pipeline Management: Keep active files organized, monitor closing deadlines, and maintain real‑time status updates in internal systems.
Qualifications & Requirements
  • Experience: 2+ years of experience at a title company in Texas as an Escrow Officer, Escrow Assistant, Escrow Processor, Title Curative Specialist, or Title Examiner.
  • Knowledge Base: Strong understanding of Texas escrow procedures, title insurance commitments, property tax structures, and heirship/probate processes.
  • Problem‑Solving: Proven ability to investigate land records and clear complex title issues under tight deadlines.
  • Communication: Exceptional phone and written communication skills with a strong customer‑service mindset for handling sensitive seller situations.
  • Technical Skills: Proficiency with title software and transaction management tools.
Compensation & Benefits
  • Competitive base salary of $70,000 – $80,000 per year (commensurate with experience).
