Overview

Our client is seeking an experienced EPC Manager to oversee the commercial and contractual execution of major data center infrastructure projects. This role manages Engineering, Procurement, and Construction (EPC) partner relationships after contract award, supporting construction delivery through closeout and warranty transition.

This is a senior individual contributor position focused on contract administration, change orders, progress payments, claims resolution, and commercial risk management. The EPC Manager will also oversee the contractual interface between owner-furnished mechanical and electrical equipment and EPC installation responsibilities.

Reporting to the Vice President of Grey Space Procurement, this individual will work closely with construction, engineering, procurement, project controls, finance, and legal teams to protect project schedules, control costs, and maintain clear accountability across contractors and equipment suppliers.

Key Responsibilities
EPC Contract Management
  • Manage executed EPC agreements from contract award through construction completion and closeout.
  • Review, negotiate, and resolve contractor change requests and owner-directed changes.
  • Track compliance with contractual requirements for scope, schedule, deliverables, insurance, bonding, safety, and reporting.
  • Review progress payment applications against schedules of values, completed work, and stored materials.
  • Coordinate lien waivers, retainage, final payments, and contractual documentation.
  • Manage claims, disputes, back-charges, and liquidated damages matters, maintaining clear records of decisions and contractual positions.
Owner-Furnished Equipment Coordination
  • Serve as the commercial liaison between owner-furnished mechanical and electrical equipment purchases and EPC installation scope.
  • Coordinate equipment delivery milestones with procurement and construction teams to support installation sequencing.
  • Identify and escrow delivery delays or contractual gaps that could affect project cost or schedule.
  • Clarify responsibility for receiving, offloading, storage, installation, shortages, damage, and warranty obligations.
  • Resolve commercial issues involving equipment manufacturers, freight carriers, EPC partners, and the owner.
Cost and Commercial Risk Management
  • Maintain visibility into pending changes, contractual exposure, forecasted cost to complete, and unresolved commercial risks.
  • Partner with project controls, finance, and legal teams on cost reporting, forecasting, and issue resolution.
  • Review requests for information, submittals, and design changes for potential cost and contractual impacts.
  • Address scope gaps and emerging disputes early to limit cost growth and schedule disruption.
Closeout and Warranty
  • Drive commercial closeout, including punch list obligations, final payments, retainage release, lien resolution, and warranty documentation.
  • Coordinate the transition of EPC and equipment warranties to the operations team.
  • Ensure warranty terms, responsibilities, and supporting records are complete and enforceable.
Required Qualifications
  • 10+ years of experience in EPC contract administration, construction contracts management, or owner-side commercial management for capital projects.
  • Direct responsibility for post-award administration of EPC, EPCM, design-build, or comparable construction agreements valued at $50 million or more.
  • Working knowledge of mechanical and electrical infrastructure, with the ability to evaluate scope, changes, and claims alongside contractors and engineers.
  • Demonstrated success resolving change orders, claims, disputes, and back-charges.
  • Strong understanding of progress billing, schedules of values, stored materials, retainage, lien waivers, and earned value.
  • Ability to independently interpret and administer construction agreements, general conditions, exhibits, and change management provisions.
  • Bachelor’s degree in construction management, engineering, finance, business, or equivalent professional experience.
Preferred Qualifications
  • Experience supporting data centers, mission-critical facilities, semiconductor facilities, or heavy industrial construction.
  • Familiarity with Owner-Furnished, Contractor-Installed (OFCI) and Contractor-Furnished, Contractor-Installed (CFCI) delivery models.
  • Knowledge of major infrastructure equipment, including chillers, cooling towers, air-handling systems, generators, switchgear, UPS systems, and paralleling gear.
  • Experience with Procore, Kahua, e-Builder, or similar construction management platforms.
  • Familiarity with Microsoft Dynamics 365 or comparable ERP systems for purchase orders and payments.
  • Certified Construction Manager (CCM), Project Management Professional (PMP), or comparable certification.
