Guardian Real Estate Services LLC in Tillamook, OR is seeking a Full-Time Maintenance Assistant for Champion Park, a 130-unit LIHTC community. This role supports cleaning and basic maintenance, processes work orders, and ensures OSHA and Guardian policies are followed.

Training is provided for entry-level candidates. The position offers 40 hours per week, Monday–Friday, with compensation of $18.00–$20.00 per hour (DOE) and a benefits package including health, dental, FSA, 401(k), vacation, and

Qualifications

• High school diploma or GED required.
• Basic knowledge of cleaning techniques and product use.
• Basic knowledge of building and grounds maintenance such as changing lightbulbs, raking.
• Ability to lift a minimum of 25 lbs.
• Attention to detail and organizational skills.
• Ability to speak, read and write in English.
• Ability to communicate effectively and in a timely manner, both verbally and in writing.
• Possess basic computer-literacy and willingness to complete regular tasks using standard computer or web-based technology.

Responsibilities

• Walk property grounds daily to ensure grounds are clean and property has curb appeal.
• Walk common areas daily, clean and maintain all common areas.
• Maintain common areas, entryways, and dumpster/recycling areas daily.
• Alert supervisor of potential liabilities or repairs and identify problems.
• Respond to service requests and complete work orders in a timely and professional manner.
